This is the worst company to ever work for. Please never rent from them either. They will take your deposit, then not give you an apartment. They do this because the property has no money. People will not get a deposit back even if you clean it , that's all A scam. There will never be maintenance tech or help from corporate unless investors are coming to the property. They treat their employees awful, and definitely have broken alot of fair housing rules. If you have had to deal with them or have been mistreated, call Rural development and make a complaint.

Do not try to rent anything through this company they are liars and will give your apartment that they are suppose to be holding for you to someone else. I am a single mom of 4 and was trying to rent at one of there locations in Tulsa I was told to bring in my deposit because the lady that was working with me wanted me to get the apartment before the person that was in line after me could so I bought my deposit to hold my spot while my application was processing. I called every day to check the status of my application and kept getting the run around one lady told me the 3 bedrooms were gone another told me that I was just waiting for my app to finalize and we could get me lived in asap after waiting and constantly calling they tell me they never ran my app and that they gave the apartment to someone else. I was furious DO NOT I REPEAT IF YOU ARE A SINGLE MOM LIKE ME AND LOOKING FOR SOMEONE TO GO DO NOT GO TO THEM.

I live in Arkoma Belmont Apartments and would not recommend anyone to live here. Management here sucks and they never fix anything have heard there are going to try and rent these for $875 a month. Will never live here again once my contract runs out

We had to move our mother out because we were putting her in assisted living. The man in Booneville told us we needed to clean the apartment to get our deposit back. That was a lie we got back 44.00 out of 200.00 because they said we didn’t give a 30 day notice but we did. When we went the month before to pay her rent in fort smith, because they have no manager at the facility, that we would be moving her out the next month. Evidently the lady we told didn’t put it in. We then had to pay more rent cause the mailman didn’t turn the keys in until the 17th and I turned the keys in on the 3rd. So we had to pay rent for 17 days and a late fee. If you live there don’t even bother cleaning your place cause there going to take it anyways.

Their apartments have mold issues, will try to scam you out of money by charging fees when you move out so you will not get your money back. Karla is embezzling money in Arkansas. She tried to evict me saying i didnt pay rent for seven months and my bank showed the account checks were being deposited into and karla said tbat wasnt the company account then tried taking my papers back. I filed a lawsuit against the company for the black nold in the apartments and won. More people need to step up and fight them vs being run off like they do to everyone. They violent tenets rights laws constantly. Worst company I've ever came across. They take 8 months to fix issues with apartments and when they do they do the bare minimum. They should not get federal funding.

I'm an HVAC contractor and was called out to work on several apartments, got everything fixed and units back going, submitted everything how they requested and they will not pay! Contractors better stear clear of this company because they will not pay you.

Bought a company in KS and took over the contract for a couple properties. Becky at Belmont decided not to do her job and now they won't pay me. I don't recommend doing business with them.
