Hello,
I live in an Valor property in El Cajon.
Both my son and myself been here for a couple years. Never had to much of a problem.
When I did I explained it to on-site manager either she fixed it herself or had maintenance come over.
The complex is clean and quiet.
Would I recommend this place to others? Yes.

Feel like this management company takes advantage of a lot of people. I read the terrible reviews and have a bad review myself and didn’t even live in one of their properties. I field an application for one of their properties. A house along with 3 roommates. Paid 100 dollars and never received a reply. I had to leave a voice message with the lady who showed us the house. She just said ā€œ property has been rented ā€œ in a text back. Although the property still remains on Zillow and their website two weeks later. Feel like they just pocket the money and I’m not the only one. Shame on your company .

Rented a 1 bed 1 bath apartment for about a year and half on 3rd ave Chula Vista. We notified the property manager that we will vacant the premises on the 1st of Jan. Everything was left cleaner than how we received it. We left on the 1st of Jan 2025, I kid you not, we received deposit back till February 10th 2025. Aside from driving 25 mins out to get the check which is already an inconvenience for us. The deposit was originally 1000$ and we got hit with a 410$ deduction in cleaning fees and re painting the whole unit. We received the receipt which DOES NOT stat anything in particular that was clean. We have videos before and after we reside in the unit. Be cautious renting from their unit. I recommend you record the unit before and after in case they hit you with some unfair deduction. ā›”ļø

This was one of the worst management companies I’ve experienced. Unprofessionally managed and every week there’s a new property manager who would come and gossip about tenant issues to the tenants and then a new one would be assigned and do the same thing. Prior to valor taking over the previous management company honored our lease agreement specifically to maintaining the property. Once valor took over pest control, landscaping and basic maintenance of the property stopped. They don’t even respond to maintained requests and just show up at door whenever they feel like it pounding on the door and expecting you to welcome them inside with open arms. And god forbid that you’re not home or are busy, you’ll never hear from them again and they will claim that you told them to go away. How does that even make sense, Parking lot lights were broken for over 2 weeks it was pitch black and you could barely see walking to your car. No sane person should hire Valor to even manage a roach motel. Valor has no business managing anything. Their unethical, illegal and discriminatory business practice is disgusting.

EDITED IN RESPONSE TO MANAGEMENTS REPLY: I am well aware that an apartment in normal heights could have ā€œurban challengesā€ as you stated. HOWEVER, I grew up in north park and I currently live in city heights. I know all about the issues that come from renting in more urbanized areas. Your inability to keep your tenants homes safe and somewhat updated is NOT for any reason other than your laziness and disdain for your tenants. Also, telling me that I could just formally address the money you stole from me BY MAIL nearly a year and a half after my review is ridiculous. I did try to reach you by mail and I did reach out via email and phone. You are trash at your job and the only people who deserve the money you make off of your borderline illegal rent increases would be the maintenance crew because they genuinely try their best and they’ve always been kind to me.

Old review:
Could’ve been better. I rented an apartment at Adam’s North and while I know a lot of older apartment complexes have issues, this was pretty bad. The bedroom fan was so cheap that a part of it fell off and slammed into the wall right behind me while on medium. Someone could’ve gotten seriously hurt. The window was leaking the first time it rained. The bedroom door was so crooked it had issues opening and closing. The kitchen window was broken. The blinds continuously fell off and they were never cleaned. On top of that, the bedroom carpet smelled so strong of pee. I didn’t notice it until my first night there and I thought it was the mattress I had just bought (it was so strong it smelled more chemically than anything). After deciding to just clean the carpet, I realize the smell mostly went away. Now I know why the carpet area by the door was so tough and ratty feeling. It’s ironic because I was charged for carpet cleaning when I moved out, even though I know they didn’t clean my carpets prior to move in. I was also charged extra money when they gave me my security deposit back and my property manager has yet to explain what the additional expense, not listed on any receipt, was used for. It’s actually SUPER illegal for them to withhold ANY amount from my security deposit without a receipt for its use. After asking twice, I was given no response. The only issue I left was a stain in the fridge that may have actually partially been there before I moved in.

Also, this additional issue is mostly unrelated to the management company itself but I’ll say it anyway; do not rent at Adam’s north on 35th. The dogs are the loudest on the entire block and most of the residents left their trash everywhere. I would have to park two blocks away and I would STILL hear my neighbors dogs while getting into my car. When I was moving out, neighbors were telling me this place has a high turnover rate. Big lesson learned: talk to your neighbors before you rent

What I did like: I enjoyed the location, extra storage, and how friendly/fast maintenance was

I FORGOT TO ADD there was a major electrical problem in the kitchen. It stumped maintenance and it was very concerning. None of the light switches did what they were supposed to do, at one point this meant I couldn’t even use my garbage disposal. This property management company scams you out of the security deposit and doesn’t even keep housing updated and safe

If I could leave a lower starred review I would. I was a tenant in a unit managed by valor since around 2019. Our managers in the beginning were pretty good but in the last couple of years everything has gone downhill. There has been a HUGE turnover rate in specific managers for the complex I lived in. Maitenance requests would be marked as completed without anyone actually coming by. Most recently my housemates and I had been locked out of our apartment — after they failed to send maintenance to look at and fix the deadbolt as promised, so we were forced to call a locksmith and replace the deadbolt with our own funds. It has been almost 2 weeks and I have received no further correspondence about the matter & requested refund. On top of that, when we tried to call the EMERGENCY LINE listed, no one answered at the time of our actual emergency and we have since received zero follow up from anyone at Valor. To say I am incredibly disappointed is an understatement.

Celtic Arms: Recent change in property management and things have absolutely gone down hill ever since Valor Property Management took over. The complex always seems dirty now and the response times are always slow. Now the washing machines have been filled with this absolutely disgusting dirty water for 3 days and Valor has done absolutely nothing! The dirty water filled washing machines have just been sitting there since Thursday and it’s now Sunday. Unacceptable. Several tenants contacted Valor about it days ago and still no response. Unacceptable.
