I would highly advise against using Vesta Property Management. My experience with this company was nothing short of frustrating, unprofessional, and ultimately disappointing.

First, Vesta strongly pressured me into paying for a complete repaint of the unit, a cost I was reluctant to cover as much of the unit was in good condition. When I visited the property to remove some personal items, I discovered that significant parts of the contracted work hadn’t been completed at all such as the entire kitchen. I raised this issue with them, but instead of rectifying the situation, they had me work directly with the painter and meet him on site. They still charged me a hefty markup for "managing" the work, despite contributing nothing to the process.

To make matters worse, Vesta coerced me into paying for new photography and video for my unit for marketing. I agreed, only to find that they would not share the final files with me, claiming ownership. This is absurd for a service I paid for, and their refusal to provide access was a clear overstep of their role.

When plumbing issues arose, Vesta forwarded me a proposal with no context, expecting me to blindly accept it. I did my own research and found discrepancies in the proposal, and when I asked for clarification, Paul chose to end the contract rather than address my concerns. This lack of professionalism is unacceptable.

To top it off, even though Vesta initiated the end of the contract in early December, they demanded that the tenant pay December’s rent, which is a baffling and unjustifiable demand. At this point even their communications with the tenant were aggressive and unprofessional.

Paul's approach throughout this experience was nothing short of bullying, and Vesta as a whole failed to provide any value for the fees they charged. It’s clear from reading other reviews that my experience is not unique. Stay far away from this company if you want your property managed responsibly and with integrity.

Vesta hired a newly formed LLCs with a single member who is a partner of an employee or employee to do maintenance. I can only hope that Vesta doesn’t then charge our building owner for all the many multiple visits and repairs (we’re at seven months and have had over two dozen 24 hour notices of entry). Vesta leaves at least this tenant with repairs falling apart after less than two hours (photo). Many other repairs took months to complete.

From Yelp reviews and two Vesta Google locations, some reviews speak to Vesta getting online sites to take down bad reviews. Many good reviews appear to be from the vendors to which Vesta steers business (see reviews from R&L plumbing for example, they charged for four months of visits to our place to fix and repair one not-up-to-code bathroom toilet and smell).

“Positive” reviews on sites are often by profiles with no site presence and only one or two reviews. Maybe they just really love Vesta.

With Vesta’s “app based approach” to property management, requests go right to their designated contractors, and you as the tenant handle communications, access to building, and overseeing work. Seems like a great solution for Vesta. Bills must go to the landlord from what we have seen and as the contractors have told us.

When one landlord online in their review of Vesta complained about all the maintenance charges, Vesta stated their strong commitment to responding to tenants requests in a timely manner.

However, Looking at tenants reviews, you see incomplete repairs and work performed by Vesta acquaintances (in our case a newly formed LLC and no business presence online that we could find, no name on their vehicle, and when we tried to find a way to contact them after repairs started failing the same day, online says they have one member who is connected to an employee of Vesta. Which was very odd to us).

Vesta is a great business, and appears to be a profitable one for Vesta. I cannot speak for landlords getting the maintenance bills. And for tenants, I wish you better luck than us, take photos, and screenshot “app” requests. The system has a habit of deleting our requests and any record of them.

The only positive reviews are from a plumbing company that loves vesta because they can charge whatever they want and know it. Vesta doesn’t care about their tenants, their homeowners, or their employees. Stay away from Vesta at all costs , they don’t deserve to be in business in San Francisco.

Paula and Vesta Asset Management are incredibly disorganized and dishonest. They exhibited numerous occasions where they'd lose track of important tenant documents, badger me to sign illegal documents to waive tenant rights, and fraudulently took a large chunk of the security deposit by padding the maintenance bill. I highly recommend that you do not engage in a housing contract with Paula or Vesta Asset Management unless you want your money stolen and tenant rights infringed upon.

As a landlord, for the first few years I didn't have any issues. That's because I never asked questions about the high priced repairs. When I was asked to pay over $900 to replace a thermostat that I had replaced just one year earlier, I asked questions. Paul did not appreciate being asked questions, so they lashed out. If you would like a management company that doesn't really have time to manage your unit and doesn't pay attention to the history of repairs and asks you to pay ridiculous amounts for something you already replaced/repaired- look no further.

It’d be hard to overstate how much peace of mind it has given us having Paul and the rest of the Vesta team managing the property we’re currently renting. My wife and I rented a beautiful home in a great neighborhood in San Francisco and moved in about three months ago with our six-month-old son. Unfortunately, the owner of the property has turned out to be incredibly difficult and has made our stay here so far extremely stressful. Paul has been just incredible at stepping in, being in our corner, and keeping the owner in check. I wish more property managers shared Paul and Vesta’s philosophy that landlords and tenants don’t need to be constantly adversarial for no reason. It certainly makes life easier for everyone involved, and we’re very grateful to have Vesta to act as a buffer between us and the owner, who takes a very different approach. Thanks, Paul & Vesta!!

I felt the need to write this review as I have been amazed of the level of attention and care Paul and the team have for their clients portfolio.
