They steal millions by paying fictitious services to shell companies! In our complex Village Park Condos about 185 units we are currently paying $740 which is about $150,000 per month. But our apartments are like a skid row street, nothing is done here! Nothing at all!
- The roots of old trees have raised slabs from the ground where it is impossible to walk.
- The grass is never watered, it is just scorched by the sun. If it rains, the puddles will stand for another week.
- If there is a sewer leak somewhere, it will be forever, no one will fix it.
- All the wooden structures are so rotten that. - All the water pipes are very old and they are not going to change them. Stably once a month somewhere there is a break in the inputs. On New Year's a water pipe broke and guess what, no one fixed it! 180 units sat without water (hot and cold) for 3 days of the New Year holidays. People with small children not even having the opportunity to be warned to stock up on water! I have only been here for a year and when I moved into this place my HOE was $550, now it is $740 and for the year there was an additional payment for the loan of $1500. I do not mind paying this, but nothing is being done here!
Our apartments look like a cesspool. And they steal millions paying fictitious services to shell companies! I am shocked that this is happening!

On January 1, 2025, icon left 170 apartments in the condo at 8601 International Ave, Canoga Park 91304 without water. This is not the first time this has happened, without warning, the water is turned off, forcing residents to take chlorinated water from the pool! Many people have small children who are forced to suffer along with the adults.
Yesterday, January 26, the hot water was turned off again!

They never answer telephone. Never call back. New App did not work. Spent 1 hour with Selma, the general manager, trying to get it to work. Frustrated she said just mail it. They have not cashed it. Ana has never called back. They still owe me $150 for work never done. Neither Selma nor Ana have extensions there

I have lived all across America and literally NEVER had this negative an experience with property managers before...Every single matter we've raised with them has NOT been resolved properly or any action taken at all. Numerous complaints have been lodged about things that are easily solvable, and they have not a done thing we've asked them to do even if they are legally required to do so. The office staff is completely unresponsive, the property I live at is being mismanaged into the ground, the HOA is paying them bizarre fees that are not easy to account for, the debt load is rising on the property even as it looks worse and residents get back less than they ever have, and it's very difficult to know what this multi-million dollar contract is actually going towards. Efforts to reach higher-ups within the company (corporate types that are not physically on the property) have had them inappropriately defending a job that they themselves admit they don't directly oversee, so how would they even know what's actually being done or how shabby the property has been looking the past few years?

Update: Since there is no way to directly reply to the business's "response" to my review, let me just state that for them to respond to this review on the Sunday afternoon before Christmas in the exact same defensive, misleading way that Icon middle-managers who do NOT oversee my property in person have conducted their correspondence with me is EXACTLY what I'm talking about...Whoever wrote this review is talking like they could only be Gregg or Alan, who I have filed a Better Business Bureau complaint against, as well as some government complaints. It would be completely inappropriate for them to personally respond to this review. That they are prioritizing a Google review instead of more official channels to resolve complaints should tell you something about how the appearance of doing a job is more important than actually DOING a job. Of course, that's a pattern, since they spend 50-times more energy arguing about the job they're doing than merely solving a single complaint. In the response, when they say that answers are given, just not the answers that complainers want--well, who on Earth would want a "we're not going to do anything" answer? Obviously, no one is satisfied with that answer; I'm not sure why Icon would be surprised that people aren't "wanting" to hear that nothing will happen towards easy fixes. [Basic things like fixing small damages that have been there for YEARS or changing a parking space or not ripping down public bulletin boards in the middle of an HOA election or enforcing city/state ordinances are like I'm asking them to build the coliseum.]

It's also odd that they would spend a chunk of their response defending the job of my HOA board--5 people out of 1,000, who have only a MINIMAL role in the day-to-day operation--as if the complaint is about my HOA. Worry about yourselves Icon; the HOA board are NOT your employees nor are they your exclusive clients (meaning the other 99% of people who live on this property would like some help as well). That response is perhaps a de facto admission that they really only care about the 5 people on the HOA board, which is perhaps why certain board members have an overly-cozy relationship with them whereas the majority of residents do not. Either way it is EXTREMELY revealing that Icon would rather defend an HOA board (which is NOT the focus of this complaint) over their own employees.

ICON is trying to manage our Dove Creek HOA in Woodland Hills, CA.
1)They don't perform monthly property inspections.Never so even one report in the last few years.
2)The open meetings the ICON company is conducting via Zoom, for a reason,to be able to dictate,only their way,or freeway. One word and the host kick you out of the Zoom meeting.There is no freedom of opinion.
3)For some reason they refuse to give the members of the HOA the financial information,future plans of what needs to be done.Always telling stories,that this is confidential, or we don't have cash disbursement. Something feels not right if they are hiding.
I would not recommend ICON company because if they ignore the members request ,you can imagine what will happen to the property.

He exemplifies what proper and diligent property management should be. He makes himself available and communicates often and clearly. Aaron Moses has been the property manager of our 23 unit condominium building in Beverly Hills for over 5 years. He is extremely professional, courteous, and immediately responsive to all questions, emergencies, and building issues. His personal attention, knowledge, and follow through skills are exemplary so when he changed management companies last year, we did too. Wish I could give a negative review. Trey S has been terrible to work with. This is a second manager within the same company we've had to deal with. They're managing our 36 unit building, they don't follow the direction of the board, instead let the intimation of certain residents dictate how they manage a building. Calling 30 plus times in a two week period only to be told they will call you back, yet ghosts you. He doesn't communicate everything with the board as I learned when I asked board members about a form I submitted to him to submit to the board. When letting him know I would be writing a bad review, he took it as a threat, yet made no further attempt to resolve a simple issue, nor has his supervisor Greg attempted to resolve the issue. Lack of communication across the board, terrible value.
