I called last week, PG and e came out to my house shut down my heater, I have 4 months old and a 12 year old... They will not come out to fix heater ! Were freezing 🥶 so I'm not paying rent until it's fixed she said email copy of PG and e to me so they have proof.. I did 5 times said they didn't get it ? Mean while we are freezing so this place doesn't care at all. Even if they didn't get email, they were informed last week and again today... So far I would never rent from them ever again !

Im a student of UC Merced and mid semester the owner decided to sell the property we were renting. That is fine and dandy but because of “Covid” they would not come over to do an inspection for resigning of the lease which expired 3 or so months prior to the sale and we were very adamant about resigning. Then instead of the owner or management calling us to say “hey the property is going to be put up for sale we would like to help you find a new place”, We get a call from a realtor asking us if we can get the place picture ready within week. We call to confirm and 30min later they slap the “notice to show property” on the door. They also had us resubmit all the work orders that were still pending done for months. We were also told that once the place was sold we had 60 days(2 months) to vacate. Ok fine very inconvenient but we could work with it, we submit like 10 applications to other rentals witch cost a lot. After about a 2 weeks listing and leaving the house so it could be viewed(which we could have done for the lease to be resigned) the place sold we saw on the Zillow site but we never got a call, next day they slap the “notice to vacate” on our door. It also stated 30 days to vacate instead of the 60 they verbally promised over the phone. Which we dread any and every phone call we have to make or receive from them because there rude and love to interrupt or talk over you. About a week after sale we get 3 accepted applications all of whoms properties were already taken. Luckily Real Property Management(RPM) Valley Wide was able to give us a heads up of a new property that was not yet listed and we weren’t forced to be homeless. All this time I’m trying to keep up with class which I’m a very good student with As and B+s I’m now looking at Cs and Ds because of this. I was also going to be getting married this summer but because of costs it’s getting delayed a full year. Back to the move the notice was half way through the month so half the next month would be taken(if we used the full time) but they wanted the FULL months rent. While being essentially kicked out and rushed while taking classes. To avoid legal issues we just got out of there before the months end but the damage is practically already done. I’m already extremely behind in classes and stressed beyond belief. And I fully believe they knew full well months before the property was listed that it would be up for sale. Even using “Covid” as an excuse they could have just asked us to leave for the day so they could look around. Which would have enabled us to move during the summer and save my grades. Also based on other ratings I’m not expecting our security deposit back so $1600 down the drain to a company that doesn’t even care about jack s&*% DO NOT RENT THROUGH EXECUTIVE PROPERTY MANAGEMENT. Save yourself from the stress and headache.
Update: got our security deposit back house less than half of the original amount deductions included heavy move out cleaning and carpet cleaning which sounds stupid how does heavy move out cleaning not include carpet and with heavy clean being $450 and carpet cleaning about $275 feels like a total scam the only numerically sound deduction was $160 for front and back yard cleanup.

We've been renting from this property management for six months. Getting into this property was very easy applied online, signed lease electronically, whenever I have a maintenance request I can send it on their app (the time i did it got taken care of within 2 days), pay rent on the app, for someone that has a really busy schedule this makes it very convenient.

Really nice staff and experience. We contacted them for a 4 bed and they found us one quickly in the neighborhood we needed. Even though we were ready to rock with the rental, we had to back out last minute because we decided to buy another home and the staff understood and was really happy for us. I’ll steer any rental business their way👍

Told me my credit and rental history where a problem when i have it in my hand to prove them other wise, they take the 25.00 and use this as a reason to keep your money but they have 3 complaints for doing just this on the BBB so im fileing fraud
