Im currently serving as a board of director for my townhome complex with Bayview “helping” us manage the legal requirements. Of the (4) different property management companies, at least this company supplies the financial statements to me.

I discovered that the management “reimburses” themselves via (EFT) electronic fund transfers up to 5x the monthly fee for unstated expenses and only listing a Bayview invoice number in each of the (9) general ledger expense accounts.. I’ve been asking to be copied via email for the approvals that Bayview obtains from the (2) bod signers for these cash transfers and they never send the emails and now I found out after a year and a half that no one is approving anything and the other two board members are fine with The manager spending a third of our income on untold expenses .

The problem starts with the board members, but Bayview has full opportunity to be as bad or as good as they want to be, and they are increasingly a disappointment.

As other reviewers have said, Bayview threatens the board members with increased management expenses if we don’t give them carte blanche. As an MBA with accounting and audit background, I immediately requested to make an appointment with the managers to review a few of the EFT‘s to assure myself that they’re paying legitimate expenses and Review backup of invoices to prove what work was done because visually our property doesn’t look like we had $10,000 of miscellaneous repairs that were charged back to us, nor have we received emails alerting us when these workers are on site.

So far I’ve been denied the check register, the homeowner contact list and accounting history (invoices with details of work completed). The answer Bayview gave me is that I was denied and they’ll put this in the next board package (3) months from then to obtain the bod approval. All of this information should be available to a board member especially since no one has reviewed anything yet. Absurd!!!

The latest problem is the managers spearheaded an emergency special assessment of $10k per home for “emergency” balcony repairs while violating CC 5610 (b) & (c). Bayview forwarded the SB326 report obtained from Empire Works, created ( 4) months ago, that identified (5) of (15) decks listed in bad condition. Also the scope of work to be done was not identified to the homeowners or voted upon by the directors.

The agenda was updated the day before the emergency assessment vote with a potential $10,000 per home, but time did not permit USmail to deliver that updated agenda to offsite homeowners and management neglected updating the agenda on the community bulletin board that raised the possible overall cost from $29k to 150k.

Soon after the meeting (2) board members requested a special meeting to discuss the confusion this series of mistakes caused, but we were denied. Soon, 11 of 15 homeowners signed a letter requesting a meeting before the due date of the first payment due with concerns to discuss the legality of the assessment.

Finally management complied, but they set the meeting up six days before the first payment late fee would apply., The homeowners replied that they would rather meet sooner than eight weeks from the request, but Bayview wouldn’t comply.

I don’t recommend this company because they do not act like financial internal control is everybody’s business. I agree With Mr Hyepoca & Handler - review of Bayview

When this company first started working with us it was great. Board members were able to contribute in conversation without being "hushed" over the years things started to change and the owner of the company became very snarkey and rude. She would talk over residents and board members during meetings. Also we felt rushed by Bayview in meetings when we held meetings every other month. Sometimes there is a lot of buisness to talk about. I feel the owner, as she became more successful in the buisness let it go to her head and she became very hard to del with. A couple of her employees were very nice. We have less than 100 units and we were told by the owner she did not want to continue working with us because it took too much of her time and bla bla bla. When we had to switch to a new company, the owner mad it very difficult to get things transferred over. It was very unprofessional on how thins are still not being handled correctly. We fell this is very childish and retaliatory. Reading the other comments are in line with what we experienced. Although the owner is very knowledgeable about the buisness, (and the owner will constantly tell you that.) the unprofessional attitude is to much to deal with. Don't say you haven't been advised.

Bayview is an amazing HOA Management Team who is truly looks out for the best interest of our Property values. They do things by the book, and are really trying hard to keep us on track for replenishing our Reserves that had been depleted by really bad Management ( API) in the past. We have a small Community and have been taken advantage of in the past. We have depended on our HOA expertise and they have failed us. Bayview is very knowledgeable in legal matters and procedure. In 5 years our old company never called one board meeting. I am so happy for the sake of my home value that we found a legit Management that is certified. Some of the owners in my Community may be a little peaved by the new rules being enforced like late fees on HOA dues, but I'm happy. Anyone considering this Company is free to contact me for more a recommendation.

I have been very impressed with the way Bayview is managing our property at Lucent in Mission Valley. They found ways to cut out the waste and get us more bang for our buck. Ninder and Felix have been very responsive to homeowner questions and concerns. Their whole staff has been pleasant, efficient and very customer oriented. Bayview straightened out our HOA finances which was a big mess when they took over. Board meetings are run efficiently and homeowners are always given the impression that our opinions and concerns matter. I have found this team to be totally professional, hard-working, down to earth and careful with our HOA finances.

Last year I purchased a condo in a 'distressed' HOA community. I quickly learned from first hand experience that the property management company had been negligent and was not in the business of maintaining their properties but trying to avoid doing any work at all. After months of no action, I learned we were getting a new property management company...what a breath of fresh air Bayview Property Management has been! Before I even had the time to submit new work orders, things around the property were magically repaired and attended to. Plumbing problems that had been plaguing the building for months were immediately addressed (including some after hour calls that were quickly responded to.) This company is professional, knowledgeable, attentive and has the best interest of the community in mind. It has been a pleasure working with them and I highly recommend them to anyone in search of a management company.

Since working with Bayview Management our HOA has faced financial difficulties, as they helped to mismanage our funds. I would never recommend Bayview to any other HOA. They are very unprofessional and use a dictatorial rule. We have not had any in person HOA meetings, as both Bayview and our Board of Two are afraid since before COVID. They are afraid of homeowner backlash. We have begun litigation against Bayview and their owner Ninder. I strongly suggest never using Bayview to manage your HOA.

The reply by Bayview Management on June 30th, is nothing more than a CYA reply. They have run our HOA into the ground with their dictatorial style. We are limited to only 3-5 minutes during our Open Forum. They have instituted policy after policy here, where a number of us feel that we live in a concentration camp under the Germans. They have not provided any detail in their BPM invoices each month, WHICH HAVE BEEN SUBSTANTIAL UNSUBSTANTIATED EXPENSES, WHERE THEY JUST WRITE A CHECK TO THEMSELVES. WE HAVE LITIGATION PENDING AGAINST BAYVIEW MANAGEMENT AND ITS RING LEADER NINDER.

THEY HAVE NO INTEREST IN WORKING WITH OUR COMMUNITY! THEIR ENTIRE COMMENTARY IS A COMPLETE WHITE WASH OF THE FACTS AND THE TRUTH! THERE IS NO TRUTH TO ANYTHING THEY HAVE SAID, OTHERWISE WE WOULD NOT HAVE TO HIRE AN ATTORNEY TO LITIGATE AGAINST THEM. I have been very pleased with Bayview's management of our HOA. They bring both professionalism and knowledge to the job. Ultimately board members can overrule their recommendations but they continue to recommend what is both the ethical course of action as well as the best for the community. Since I have been a resident they have shown that they want to be sure HOA board members understand the laws that govern their jobs as well as their responsibility as a board member. I'm glad they are our property managers.

I have been very impressed with Bayview Property Management and Ninder China-Jordan. I have worked with her closely as a board member of an HOA in Costa Mesa for the last few years.

We have an on-site manager who works with Bayview and between the two of them, everything is taken care of that needs to happen in a professional and conscientious manner.

Ninder is very knowledgeable and has assisted us through a few complicated and confidential matters related to the community and has acted as a liaison between the board and counsel when required.

I wouldn’t hesitate to recommend her and Bayview.
