Their website boasts of being responsive and available 24/7 but when we called the number to report and ask for immediate help, we were on hold for more than 30 minutes until we gave up and put the phone down. It was during that time of torrential rain and since we never saw the flood drains being maintained or cleared like should have been SOP with communities, it flooded. The walkways are flooded, the drains are all clogged, the water is coming up to our front door. An hour or so more, it will probably be inside the house. Our neighbors upstairs are unable to leave their home unless they wade through. My husband had no choice but to go out and try to clear the drain himself while we called on a plumber to help. So much for being a responsive management company. This company also absolutely does NOT do any preventive maintenance. Where does the management fee go? No duct clearing (like what others do annually - so watch out for fire hazards from dryer machine lint accumulation!), no prep for rain season, uneven walkways that are hazards to people with walkers or to kids, rotting stairs… This company does not seem to work on the principle of win-win. It is their way or the highway.
If you see those positive reviews, take it with a grain of salt. Friends and family and maybe those one-offs. In real life, people leave reviews to warn others of bad experience. Those are the ones you should read more thoroughly.

Horrible-My client has been trying to get approval to remodel there condo for 3 months. Here is an e-mail I finally sent. "Manor & Associates-

I have been a contractor for 35 years and a Real Estate Broker for 15 years and have never seen a process run so poorly.

#1- We have a complete run around over insurance certificates with Mr. Smiths contractor. Why? Because Manor could not provide a simple Sample Insurance Cert so the contractor carrier could provide the correct cert the first time- Causing a delay.

#2- You just decide to not have a meeting in December for what reason, because you did not feel like it?

#3- Then at the last minute we are informed you want Dittman to look over the plan. So, we scramble and get that done. Onsite there is no problem. Then a report appears that we have never seen at the Board Meeting that has concerns-AFTER the Architectural Committee signs off?

This is ridiculous.

It is costing my client 5K per month due to this. Who is going to be responsible for this.

You have misled my client on numerous occasions. Who will be responsible for these continued delays? These delays are not the Smiths fault. They have done everything that has been asked of them in a very timely manner.

I insist that you fix this problem and deal with this Board and this messed up process on the Obuchi's behalf. This has gone too far.

Our HOA recently moved to the Manor Assoc. for management. They also do overall management for the Redwood Shores Owner's association. I needed to merge both my Manor online accounts, and Luis Chim took care of it in less than an hour after my initial email. thanks Luis!
