Our Community has been with Ammcor for a long time; however, due to the lack of responses and not performing to expectation our HOA has voted to move to another management company.
Within span of 18 months we were forced to change our managers because either the manager quit working for Ammcore or they did not like to be a manager anymore and wanted follow different path of career.
Our old manager Craig Pico literally did nothing for our community as far as his responsibilities. Our HOA's reserves went down below 10% in matter of 3 years from over 42% because we had a contractor who charged us for Change orders and got approved by the manager without having a construction manager looking at them.
Most of our homeowners are very upset with Ammcore.
Delay or no Response from managers.

The Ammcor management team for Marborough Seaside Villas is absolutely terrible. I've been trying to get a response from Craig Pico who is the manager for our HOA. I am assuming he plays a lot of golf or sleeps at his desk. I had a flood from a slab leak. Day 14 and no hot water and I have not heard from Craig (zero response) nor will he give me the information for the HOA insurance carrier so I can try to work on it myself. I've had other issues that have arisen from his non communication. He has a reputation amongst the homeowners that I have spoken to, for non communication and ridiculous time frames. This management company is not licensed so they are under no state regulatory authority. Not a good mix.

Jennifer from Ammcor may be the worst employee alive. She is not only rude but very unprofessional with her infamous eye rolling and pouty face. She definitely ruins it for the whole HOA company. Other than her distasteful attitude, other Ammcor employees via email or phone call have been professional, kind and helpful.

As Mandy Hale said, "Toxic people will pollute everything around them. Don't hesitate. Fumigate." I'm sure most people will agree, a negative 10 stars would not be sufficient of how 1 employee can leave such an appalling experience. Ammcor, you should definitely re-evaluate your employees and really consider the duplicated negative reviews on a particular employee.

Every one takes forever to get back on anything. The trees are all over the place, the grass has discolored patches in the entrance, the mail box numbers you can not even read, and tennis courts are not maintained. As we do not even have a community pool or even children's playground, curious to where money is spent on. I think AMMCOR can do a better job of budgeting and fix the mailbox numbers or tennis nets. Was reluctant to write a review about someone particular but I agree that Jennifer Catron is the worst.

The Manager at our community, Jennifer Catron has been unkind, unhelpful, and just overall miserable. She's been our manager for some time now and she is consistently rude and unkind. The reason property managers can get away with this bad behavior is because residents do not feel safe to complain, in fear of retaliation. The management should make random calls, as homeowners, like a mystery shopper, in order to witness and evaluate the bad behavior of their employees because residents, in their own community, should be treated with respect. Shame on you Jennifer!!

I've dealt with this property management company a couple of times for my rental home in Brea. Not the best service, but fairly typical for any HOA.
But I just sold the home and was charged $950 to transfer to the new owners. TOTALLY RIDICULOUS. That's unfairly gauging homeowners! I made certain the escrow officer wasn't mistaking charging me that amount, but she assured me that this is what Ammcor charges. I'm very upset.
Advocate for your own HOA to go with a different company if they use Ammcor.

Would give zero stars if I could. Unresponsive manager and lots of manger turn over. The website for our HOA is slow to ever be updated and incomplete. This company doesn't have their act together.
