Our HOA manager is credentialed by CACM. He has the CCAM & CAFM certifications. He did not file our taxes for five years. We ended up being suspended by the Franchise Tax Board. He also did not provide Financial Reviews ( which are required by law to be prepared by a CPA) for his tenure, then quit without fulfilling his contract.
On top of that, the manager lied about why it happened.
I wanted to file a complaint, but the CEO /President Tom Freeley charges a filing fee of $500, NON REFUNDABLE...
That is absolutely ridiculous.
I sent him an email a few days ago. He never took the time to respond.
One thing is sure these credentials do not ensure a qualified manager nor do they substitute for experience.

Almost a year later after moving out of my apartment, I’m still waiting on my deposit check. They lost it, and basically told me it’s my problem now.
Never received my money, any time I called no one cares. I have given them a police report.
The check never even reached my state, could’ve even been an employee from this company that cashed it.
No one seems to want to help.
SCAMM COMPANY !!

The credentialing and formal complaint process for this business is a joke. If you want to file a complaint against an Association manager that oversees a homeowners association you have to go through the HOA board of directors. So what if the relationship between the board members and association manager is unethical and does not serve the best interest to the community? As a nurse, any individual can file a complaint against my license that does not require going through several channels, but if you suspect collusion between the association manager and board of directors there is no way to file a complaint unless the board of directors approves it. With this being said, it allows harassment, retaliation and several unethical concerns that are bias to residents in a community. Don’t count on the credentialing of this business if you can’t move a mountain......

I so wish I could give negative stars. I do not perceive CACM to be an ethical company. I complained about a manager who is in violation of their code of conduct, in several ways, and they won’t do a thing. Guess it’s just all about the money
