Just to ensure there is no confusion about the rating, it is for the organization. Also, I would have loved to give it a zero but for Judith Baca. She is a oasis in the middle of a desert! You seldom get any response from the manager for the Santiago HOA. Mikayla had a good review from someone else but she has been very unresponsive. The same was true for all the managers we have had in the past. Judith on the other hand is patient and answers all questions AND follows through on the actions she committed to. I would rate her a 4, bordering on 5. Thank you Judith for your sincere work and follow up.

Mariam Poklong is professional and highly responsive. If you are trying to sell or refinance your property and need to deal with Ana Horn, good luck. This company is operating in the stone ages requiring a paper check is mailed to them before they will do anything. The documents are sent to you via email and obviously pulled together on a regular basis, so readily available for the most part (my condo is the third on the market in a month). If you don't go through your title company (send a check to them to send to BAPS), you have to pay extra. The email response states "there is a 10 day turn around unless you add the rush fees. If rush fees are not added you will receive your order via email 10 days after the payment was received in our office. Rush Fee amounts are 1 day - $170.00, 3 day - $140.00, 5 day - $105.00". I have waited 10 days now and still don't have my documents. Maybe they'll send them at 4:59 pm pst to be petty.

Is it possible to give zero stars? I guess not so these folks only get one. The office is quick to respond to Inquiries with auto-generated emails expressing the value of their customer service, but that’s as far as it goes. In the accounting office there are two or three individuals who are barely able to string a cohesive sentence together in response to a request, and this can go on for months. If they owe you money, it is very unlikely you will not see it again anytime soon.

I have had the great fortune of working with Karrie Calderon on an issue I have been having with paying my HOA fees. I do not want to write a check for my payment as Bay Area Property Services is the only check I write each month. I have had several late payments as I forget to write the check when all of my other bills come out of my account automatically. I spoke to Karrie and she gave me several options and was happy to walk me through them.

Honestly, I have been very frustrated and she went above and beyond the call of duty to assist me, she followed up on my payments and my requests, as I have had trouble getting things set up with my bank.

I just wanted to say that I am glad we have Bay Are Property Services and Karrie now, as my HOA has had a lot of companies/people managing our HOA over the years, I have been here since 2005. I would say that Karrie is the best representative we have ever had, she has been a fantastic change as she is responsive, picks up the phone when you call, responds to emails, and is always pleasant, kind and helpful when she speaks to you. This has not always been our experience with other companies unfortunately.

Hi have worked with BAPS for 10 years now, they are truly like family and it is a breath of fresh air to service their tree care needs for them and their communities. Zero stars would be a better description. Worst management company ever. used for sending violations notice for unreasonable causes. We pay up to $800/month for HOA fees for an old complex with no elevators or fancy modern features and they are increasing the monthly fees by $100 every year.

When I had questions about submitting an architectural application, she guided me through the process and ensured I had everything I needed to complete it. Additionally, she organized a Town Hall meeting to assist our growing community in understanding how to properly submit architectural applications and how to avoid violations.
