He listed a property over a month ago, we made an offer that we felt the house was worth (and could get appraised for since we’re using a VA Loan) he called my realtor back and tried to get my offer price for the sale of the house (10k above his now listing price) then said he wasn’t sure if it would get appraised for what he was offering and tried to get us to use a “local” bank with a higher APR and told me he would “finance a fence” on top of that. Then went on a tangent about his kid that’s a vet. Smoke and mirrors. Basically the totaling costs of what he countered with were about 405K. Dude is grimy and gives used car-salesman vibes. The HVAC is ancient and he threw a new roof on. After reading all his other reviews and how many heating/AC issues his properties have I definitely feel like I dodged a bullet. Thanks for leaving your reviews and your candidness. It makes me feel better for missing out on the house.

Please DO NOT make the same mistake I did and rent from this slum lord. Worst rental experience in Blacksburg by far. Middle of winter our heat pump went out, after days of trying to contact Charles Burnette( with NO heat, not even emergency), I had to call the HVAC company myself to schedule an appointment. First moved in we did not have a working HVAC system, took weeks to get that working. Did not have a properly working stove aswell when we moved in, took at least a few days to get a new one. The townhouse/ apartment was a mess when we moved in, dog fur everywhere in the carpet. All in all, save yourself the headache and avoid this POS!

Overall a very disorganized company. In the beginning, there were two men who would answer the leasing office phone. The first had zero clue as to how anything worked and was VERY rude. Second man was much better. It seems like the got new people - hopefully the rude man was fired. When we moved in, my bedroom door did not lock, and the fire alarm was dangling by the wires. It took maintenance weeks to fix the fire alarm and he was very dismissive about it, saying “Oh sweetie of course it’s fine this light is on just push it back up.” Water heater sucks. You’ll get maybe 15 minutes of hot water (less if 2 people are taking a shower at the same time and if the washing machine is running. Asked maintenance to fix it and was told “Oh well I understand you ladies take longer showers that had to be reason why.” AC hasn’t worked for most of the summer, despite the numerous maintenance requests. Dryer squeaks very loudly, even after the FOUR times maintenance tried to fix it. It also takes at least 3 cycles to dry anything. Water pressure is bad, and when maintenance fixed it, they switched the hot and cold handles on the kitchen sink. Very obvious why the rent is cheap. Apartment works if you can handle massive headaches.

Rented from them for just over 2 years and they were the most inattentive, disorganized office I've ever dealt with. When something was broken, they very rarely ever fixed it. I was without AC for 3 weeks in June once, I was left with a broken dishwasher for over a year (they did send out 2 people to say it needed to be replaced, and they needed to follow up with the landlord), and they gave me a dryer that never worked. Oftentimes, they would close a work order when no one ever came out. Other times, if I called to complain about something not being fixed, they would say maintenance already came out and told them it was working (they never did). They don't respond to e-mails or voicemails, and you'll be lucky to get someone to pick up at the office (or even be at the office). The house I was renting had a leaky roof for close to a month, leaving a huge water stains and damaging who knows what. I feel bad for the woman who owned the house, as she now as to deal with the consequences of their negligence.

Very bad at communication. After viewing a property, I never received an application for a lease, even after calling/emailing several times. When I finally did see the property, I was told I would receive a lease by the end of the day because my move-in was to be the next week, still have not received it 4 days later. Even though I loved the property, I chose to rent elsewhere because I didn't trust this company to demonstrate professionalism towards their tenants.

I can't think of a worse experience with any business, EVER. Absolutely no communication or people skills within the company. I made the mistake of listing a home with Burnette last year. Multiple attempts to reach their agent (Ward) were futile. He would never answer the phone, or respond to texts or voice messages. I asked multiple times to have more signage in the yard and by the road with no luck. I ended up advertising the home on Facebook and Craigslist on my own, because the agent apparently couldn't take the time to advertise anywhere other than their own website.... Then, randomly, without contacting me, Ward failed to renew the listing contract. 3 weeks went by and I finally got a random text stating that Ward had left the keys in a flower pot at the home!!! I called the broker (Charles) and let him know how disappointed and upset I was with his agent. He apologized and offered to list it for me himself and I reluctantly agreed. Weeks went by and the listing was never renewed. I found it even harder to reach Charles than anyone else. When I did reach him, there was always an excuse. Finally, I went and waited outside the office for Charles to arrive. When confronted, he got highly agitated and said his personal matters were more important than selling my home. I told him that I had lined up a buyer myself and this would be an easy sale for him. I asked him if he had time to do it, because if not, I could have another company do the sale. He assured me that he did and it wouldn't be a problem. He actually set an appointment with the buyer for a Thursday. Lo and behold, he stood my buyer up! My buyer waited on Charles for over two hours to show up and repeatedly called him with no answer. Later that day, he finally got an answer and Charles told him that "he didn't have time to mess with it and to give him a call on Tuesday and he would try to work him in". Obviously, I lost the sale and potential others, due to the unprofessional-ism in this company. Please, save yourself the headache and hassle. Look elsewhere, these guys are not your friends, they have no interest working for you and have no interest in earning your business. They rely on renting clapped out homes to students. Find another company, any company but them.

Worst property manager ever!!! Never available, never returns calls, office staff knows nothing. We are property owners, and Charles Burnette has bilked us and our tenants out of thousands of dollars in the time he managed our properties. We rarely recieve the full proceeds in our monthly rental income check because Charles is always coming up with bogus "repairs" that he claims he performed on our units. His monthly statements say nothing on what was done other than show the deduction from our proceeds that $X amount of money was used for repairs. Plus, instead of handling multiple "repairs" at a time, he spreads them out over multiple weeks so he can charge the $75 fee just for showing up. It's amazing how all three toilet flappers in a single unit can all fail in separate consecutive weeks and I get charged $100 for each visit to cover his visitation fee, parts, and the labor to replace it. Unfortunately, I live too far away to handle it myself, so Charles knows it's ok to charge me $300 for 3 toilet flappers in the course of a month!!! Also, Charles is always quick to charge renters an exorbitant late fee for late rental payments so he can keep the extra for himself, but we never once saw any late fees forwarded to us, the owners who have to pay the mortgage and rely on the renter's prompt payments to do so. And Charles has never returned a tenant's security deposit as he will note every spot on the carpet or wall that will require the full amount of the security deposit to clean, and then he never cleans the unit before the next tenants move in and keeps the security deposit for himself. I can go on with more stories about his incompetence, but all I can say is DO NOT, and I repeat, DO NOT HIRE CHARLES TO MANAGE YOUR PROPERTY!!! Check the BBB and you'll see his poor rating, too. You have been warned!!

It's totally a trash. Washer in my unit didn't work when I moved in last August, and I submitted the repair request online. But nobody came to fix it. I contacted lease office and they said they did not know when the repairer would come. I came to the office to complain but the head of the office said it is not their responsibility to ask the repairer to come immediately.
Further, I did not get the key to the mailbox until I moved in for 5 months. Every time when I came to lease office to ask for the key, they always cheated us that post office hold the key and they cannot give the key to me unless post office gives the key to them. The truth is they do not want to get the key from post office because they don't want to pay for the key, but according to the rule of agreement, they should pay for the key for renters.
The third thing is that the public lamp outside of my apartment did not work since last November, but nobody came to fix it until it failed for three months.
All in all, the service of the lease offcie is extremely bad. You cannot imagine how bad it is. I cannot believe the community like this one still has business. Why does not the government strictly prohibit its opertation?
