Nicole Malki has been the property manager for the Brookwood HOA since October 2020.
Prior managers were seeming uninvolved, unknowledgeable, and unwilling to MANAGE our property only addressing issues as they arose rarely coming to a conclusion to rectify it.
Nicole came to Brookwood with a desire to make our community one that residents would be proud to call home.
She has brought education to the Board Members and knowledge of issues and policies that we needed to be concerned about that we had not been made aware of.
Nicole brought her knowledge of rules and regulations, love for what she does, expertise, experience, consistency, and the values she has for property management.
While Nicole was recovering from an illness, we felt like we were still valued by her as she never missed an opportunity to make sure that we stayed on task.
For about five months, from April to October 2023, we were without Nicole because of a misunderstanding regarding a board member.
We realized that a mistake had been made and how fortunate we were to have had her.
We asked her to return, and she did so with the same diligence, attention to details and the enthusiasm she had before as she worked to undo mistakes and clean up the damage we endured during her short absence as well as apologizing for our experience or lack of management under another manager.
Nicole Malki shows her love, expertise, knowledge and attention to details in all that she does regarding management of our property.

Riverdale HOA has had many management companies in the past. None compare to the high-quality of service that Nicole has given us. She does what she says she will do in an extremely timely manner with complete professionalism. I wish everyone was as professional as Nicole is.

Pool did not open last year due to “repairs”. Pool was supposed to be fixed and open by end of July this year but…….no pool because the property management company and Condo Board failed the residents and owners. It’s now mid August and this notice is still posted in the lobby. This company and the Condo Board need to be replaced ASAP.

And to clarify it’s been 2 years since the issue with the pool was DIAGNOSED and it’s still not repaired and open. 2 years.

To the owner that replied…..funny that what you said is exactly what’s been posted for ages. Reiterates my point that your company and the Condo board should be replaced.

As a contractor, I'd like to say Nicole is always on site when needed and delivers an all hands on deck approach for projects both small and large. She is very thorough and ensures the work is being performed by approved contractors. Even though each day brings its own new needs, Nicole continues to keep us moving forward and just gets things done!

It's refreshing that she cares about her contractors as much as her owners. It's rare to see community managers on site these days to meet contractors for proposals or to check in with projects in progress. For going above and beyond, your outstanding work, and your unwavering support.

They are 100% unhelpful every time I try to call. Either they will refuse to answer my question or refuse to even consider a request. As a homeowner of a neighborhood they manage, this is ridiculously frustrating. The latest issue is that our neighborhood is doing road / parking maintenance and we will not be able to park in parts of the neighborhood on certain days. That is fine, but the last time this happened, there were not enough spaces and we were allowed to park at the high school across the street. When I called to request the same access, I was told that they would not even look into it. Why pay for a management company when they do nothing to support homeowners? I would love it for our board to fire them and hire a company that would be even a little more useful.

Update: Even less helpful than before! I just called because our trash has not been picked up and was told that no one could help. What good is a having a management company when they do nothing. Anarchy would be more useful.

Special Assesment of $3500 on every unit in Battery Heights and a 25% increase in monthly Condo fees with only a 1 month notice?

Mine goes from $386 a month to $770.

That's almost $400 a month.

Making installments on the $3500 that is.

This is the most horrible experience of my entire life.

Our experience with the HOA has been overwhelmingly negative. Recent incidents include receiving a letter about children's bicycles left in our yard for less than a day (which were my neighbors), and a subsequent eviction notice due to fence color. While we understand the importance of community standards, these instances seem disproportionate and excessive. Additionally, we’ve noticed a lack of responsiveness to ongoing issues such as faded striping and malfunctioning facilities. We believe a more balanced approach to community maintenance and resident concerns would be beneficial. Very quick on the letters, slow on response.
