I was referred to CPM by my former neighbor, when looking for a property management company for my condo. Their turnkey service was exactly that: they set up all the paperwork, inspection, even decoration recommendations for a higher likelihood of leasing the unit within a short amount of time. This is my 5th year renewing their services and it has been a breeze. The tenants have had issues over the years, the microwave first, then the dryer... CPM sought repairs and replacements without issue. Their entire team has been very helpful in the few occasions I've had to reach out to them, and I would highly recommend them to anyone looking for property management.

Patrick Page and Circle PM have been managing my rental property for 10 years and have always provided outstanding service. They handle all tenant issues quickly, are responsive to my requests, are professional, and have done a fantastic job finding new and qualified tenants when leases expire. I wouldn't use anyone else!

After being renters for two years at a property, Kevin charged us an obscene amount of money out of our deposit to paint over some dirt on walls and the ceiling when the cleaning company recommended by CirclePM did not clean what they were supposed to even though they had a checklist of what to do. He did the walkthrough the day after the cleaners were there and despite being in contact with us, never said anything until almost a month later. We put $1400 of our own money into preparing the house for move out per our lease (it’s already ridiculous that they make tenants pay for gutter cleaning). There was one room that had damaged paint that actually needed to be painted, but the rest was not in need of paint whatsoever. They will encourage you to use their cleaning people then scam you out of your deposit by doing work that doesn’t need to be done to return the property to the original condition.

Editing my review in response: they have been doing the same thing via email ignoring what my concern is. I addressed the one room with actual damage in the original review and acknowledged that it needed paint. Again, because Kevin apparently can’t comprehend the matter, the other charges are from painting over dirt on the wall that the cleaners should have cleaned. I’d be more than happy to change my review if this is made right, but it is absolutely ridiculous that the lease already requires tenants to spend so much money on things that a normal company would cover, then they
go and scam you out of your deposit money when you move out.

This company does the bare minimum and sometimes does not even achieve that. They are unresponsive, never knowledgeable and at times confrontational and rude - and that pertains to upper management. If you care about the state of your property, reputation and/or your tenants I would opt to use a more professional company. These people operate as glorified slum lords. I assume most of these “positive” reviews are from people they either know or coerced to comment.
