The company manages the HOA in my neighborhood and when the neighborhood first started construction, they were good at communicating and responding to resident messages. Now that the neighborhood is more mature, that has not been the case. Emails often go without response or complete details to the answers to your questions. The budget they provide lacks inconsistent details and questionable costs. In addition, when there are issues with the landscaper, the only recourse they provide is offering to remove you from the router without lowering your HOA costs, rather than replace the landscaper or hold them accountable for the damage they cause.

A stunningly poor management company. No ability or intent to follow through on anything. And their standards for quality of maintenance are non-existant. Bev Franz, in particular, is the worst CAM I’ve ever worked with in any capacity in decades — thats as an HOA President, BOD member or Owner.

If you’re looking for the worst Managment company at any price, you’ve found it in CPVA.

On 1/26/2025, I received a new MEMO re: Annual Meeting Notice for the *Lakeridge Green Townhome community located in Ashland, VA.23005
*Meg Specksgoor is the current HOA property manager. She has done a poor job consistently communicating with the owners and sometimes does NOT even address our propertyconcerns. When she sends emails there is an attachment at the top stating: Do NOT respond to this email.
Ms. Specksgoor let our community property go downhill with LACK of proper landscaping work, etc. back in the late spring and early summer of 2024. The only reason she ACTED was because WE the owners repeatedly reached out to validly complain. In yesterday's MEMO which was originally dated 1/15/2025 and received by me later, Meg Specksgoor said there were "3 current directors" at Lakeridge Green, but AGAIN did NOT name them for us yet stated that the governing documents require a minimum of 4 Directors. I and some other original owners have NOT been updated as to WHO they are even though we've asked several times.
Meg Specksgoor complained in the memo (last paragraph of page 1) that a call for nominees was sent out to the community recently and NO nominations were sent back in!
Gee, I wonder WHY MS. Specksgoor!
It is because nobody in our community desires to work with you. YOU have conveniently shifted AND dodged communications and help when we've needed it. YOU have dismissed the value of our opinions previously and I might ad REPEATEDLY.
So, that is why NO nominations were sent in to YOU.
What is MY wish and possibly others as well? For you *Meg Specksgoor of CPVA MANAGEMENT 23236, and HOA property manager of Lakeridge Green, 23005 to be fired and replaced with a NEW and better person to fill your current job ASAP in 2025. Please look for another job. I rate you a D+ in effort, communication, support; and proper action since you took over.

Absolutely the worst HOA. We live in the Mountain Laurel Townhouse community in Glen Allen, Virginia. They are many maintenance issues that are getting ignored. Our parking lots are in rough shape. We keep getting excuse after excuse. We are convinced that our community is getting neglected because they are funneling money into to bigger more afluent communities. We have meetings but it's basically lip service. Please do your homework before buying into an HOA but if you find that Community Partners manages your community, you should run. We pay $200 a month. We have NO amenities, if you can consider trash, collection and lawn maintenance as an amenity. I personally believe that the Community Partners needs to be audited. The residents don't trust this HOA. FYI: You can overthrow your HOA. Bill Swift is worthless and he has hired a clone John Robert's, who is equally useless. Everyone on the board needs to be fired and a new group of younger members would be helpful. The fences are rotting and because the community sits in a 100 year flood plain. The community is poorly graded and during the wet season standing water accumulates. The fences were replaced in 2012 and are in need of being replaced NOW. However we were told the fences are not due to be replaced until 2038! Another issue is that this association picks and chooses who they go after their collection of HOA dues. They have allowed one homeowner, who is over $30K in arrears for more than 10 years and allow her to still remain in her home. They also allow another resident to be in arrears and yet they are still allowed to live in their home. We have NO amenities in this community and yet the dues keep going up. This HOA is very lackadaisical. The overall viewpoint from the community is that we can't have a decent community because they allow they two tentants to freeload. What if we all stopped paying our HOA fees?

I received written confirmation from Dawn that checks sent to the old mailbox are not being forwarded. After receiving this email, I requested the bank to cancel the check for the HOA that was sent to the old mailbox and issue a new one. However, Dawn later deposited the old check, resulting in a bounced check and HOA charged fee to me. Dawn's response caused the bank to stop the check. The most concerning aspect is that neither Dawn nor the HOA Cory coordinator are returning calls or willing to discuss the matter. One of the main reasons they were removed from the SPM HOA is their failure to listen to homeowners and their failure to acknowledge their mistakes is concerning, but at the very least, accepting responsibility is a basic professional behavior that is lacking.

They cut down half the trees in our neighborhood to “increase curb appeal” and didn’t even give us 24 hours notice. We shouldn’t have to pay dues to a company who ruins the look of a neighborhood.

I specifically have experiences with the office out of Hampton, VA, and am extremely disappointed. I have had to email multiple times due to HOA services not being fulfilled and I do not receive responses with the exception of one time that I called.They are quick to tell you to reach out if there are any issues, but there is not communication with the homeowners in the communities. I wish I’d looked up the ratings before I bought a home. Huge disappointment.

If you’re looking for a HOA management company that has poor communication skills, look no further! CPVA neglects to return portal messages, voicemails and emails. It’s next to impossible to get in contact with a community representative.
