BEWARE. I put in my Notice to Vacate in May 2023 for the end of my lease on June 30th 2024. Not only did they ignore my request to vacate that was submitted THROUGH THEIR PORTAL. They ignore all phone calls, texts, emails, etc and is trying to charge me the increased rent for July 2024 and took my entire deposit! I'm contacting the news and whatever help I can because this is hell! Not to mention, terrible living conditions. No working toilet, no A/C, no heat for over a YEAR!

Do not rent from this man. He has completely destroyed the Cultural Campus in Hot Springs. I have a friend who lives there. Her air conditioning is out, shower is broken and does not work and has had numerous other problems. He is a liar and does not take care of his properties. Slumlord does not begin to describe Zach Saxion.

The worst apartment management company I have ever dealt with. Maintenance requests over 6 months old and still nothing is being done, tried to raise rent in the middle of the lease, and have been nickel and diming us ever since they took over. Complete slum lord mentality. DO NOT RENT FROM THEM.

I have lived at the Cumberland St. Apartments in Little Rock. I have had a terrible experience. The power to the promised amenities has not been on in two months. I have also been asked to play for lawn care as a part of my lease, but no lawn care has been done. When I asked for a refund, they made false promises, and now I don't think I will ever get one. There have been unhoused people living in our laundry facility. When I have reached out for help, nothing happens or all I get is a, "We're working on it." There is little to no communication, I have maintenance requests that have gone unmet for eight months now. My toilet has leaked since I have moved in, the outlets are dangerous and spark when something is plugged in, there are random holes in the wall, and our heating didn't work upon move-in. When I went to make a review on our apartments, there is no longer a space provided on any website to leave a review on these apartments- sketchy! Zach Saxion has too much on his plate and has trouble handling it all. Do NOT move into these properties!

Pretty terrible landlords! They don't fix anything! In our building we pay as additional fee each month that is supposed to cover the lights in the building however, the lights are frequently off, even late in the evening or early in the morning. The pipes throughout the building are clogged in just about every unit. The laundry facility has been out of commission for months due to a backup in the drainage system. They shoe these paprtments to people but are never honest about the true issues. A neighbor moved in after me and he moved out within maybe two or three months of living in the building because they don't fix anything. Terrible the city of Little Rock allows this!

I’ve heard horror stories from multiple tenants from the 2 complex’s they they own right by eachother.. The Nests and North Plaza Apartments on Washington!
We have contact Attorney General, Contractors Board, Conway Inspectors, ect.
We were told move in date was supposed to be Nov 1st 2023… on Nov 1st after we paid rent and pulled up to move our stuff in.. we were told things had to be pushed back to the 3rd..
Then the morning of Nov 3rd we showed up to move and told it had to be pushed back AGAIN till Nov 7th!
On move in day we were expecting “Completely remodeled new apartments” like they were listed as. When we got in.. their were holes everywhere, it was FILTHY, my sink in my bathroom was shattered and just half way patched, and leaking, my hot water didn’t work at all, my shower was pouring into both downstairs apartments everytime i used it, cant even open our cabinets without something to open them because they don’t have handles, same with the closet door, Conway corp had not even been in to set up wifi; so we had to wait for 2 weeks to get wi-fi installed after being told we could get it installed on Nov 1st, we don’t have washer and dryer hook ups like was advertised, and so many more things.. i’ll post pictures and screenshots below!

No one will fix the things after being promised to have everything fixed by the first week of December.
We still have luke warm water since he only has a sink heater to heat all of our water in our apartment!

Just some more stuff to keep you away!
•My key unlocked almost every apartment in the complex so we all had to change our own locks.
•Our toilets stop flushing every other week and they refuse to answer the “emergency contact” when we need help.
•There are homeless people that live in the vacant apartments..
•There is mold growing all over the apartment below ours that is vacant.. and they still have it posted on Zillow!
•They charge everyone different fees for different reason.. one is $100 lawn care fee that was only paid by 2 renters.. and that’s a monthly fee? (also their is NO yard to keep maintained)
•The handrail for the stairs is just in the sheet rock and falls out every time someone touches is.
•We were told we would have mailboxes 6 weeks ago and have yet to get them.

I’m sure there is more that I have forgot.. but please please do your research on the companies you rent from, the landlords, whatever you have to do!
We don’t want anyone else to be sucked into this situation!
We have given them PLENTY of chances to fix their wrongs.. they are nothing but SLUMLORDS!
