Although I have never been late on rent, have never had a noise complaint, have never had problems with my neighbors, and even received a referral credit for bringing a new tenant in for them, I was advised I have 28 days to leave. It’s not an eviction and per state law it’s landlords clause that they have no legal reason to terminate my 2+ year lease but can terminate short notice anyway. Meanwhile it’s the middle of the school year and my special needs kindergartener will now need to be uprooted from his life, IEP and all, to scramble with me to find a new place. If there was some infraction I was not given the information or opportunity to correct it (and legally there wasn’t one or I’d be given a shorter time frame to leave or served an eviction notice). I would like to have been able to ask to stay until my kid has summer break, still not knowing what the problem was. But here we are anyway.

The soda creek estates location is filled with goose poop and poorly maintained facilities. There are always wasps, and even though the wasp nests are on the building and not the dumpsters, Stacy claims they can’t do anything about it because it’s the dumpsters causing the problems. Even with photos of the nests on buildings they resist treating the issue. They allowed barn swallows to damage personal property before hanging safe deterrents to drive the birds away from nesting under balconies, while in accordance with migratory bird laws. It wasn’t until a storm came and destroyed the nests that they addressed it at all (2023). They constantly lie about when they give notices in doors. For example, they dated a notice on a Friday afternoon. I came and went through my front door many times that weekend. Sunday a notice shows up, back dated to be in compliance with law. Extremely shady. The staff who work on site are decent people and seem to care but Stacy is clearly miserable and parasitic, and doesn’t mind violating notice rules.
And the garage doors shake the whole apartment, so if you have a baby or child or are a light sleeper, prepare for earthquake-like disturbances every time your neighbors use their garage.

They’re TERRIBLE! Stay away. The ‘managers’ are tenants that act like slumlords and are given a budget to work with each year. Because of said stupid budget they pinch on repairs. I got food poisoning from the fridge not maintaining temp and had to threaten them with legal terms and the health department before they finally decided to replace. They had to replace leaking dishwasher (the place is only 9 years old) after several repair attempts; they buy the cheapest appliances and drag their feet on repairs because managers have to manage their budget. Ridiculous. They wanted us to be out by noon on last day of month even though we paid for the entire month so we should get til midnight but nope. Then they want us to still pay the next month even though we won’t be living there. U need a freaking lawyer to rent from them to cover ur end of things. Keep all paperwork, I even had to date and time the papers they’d slide in my door cuz they’re clerical skills are greatly lacking.

Horrible to work with. We were left with no heat on the coldest days of winter 2025. It was double digits negative. It stayed like this for 7 days. In order not to have the pipes freeze we had to run the gas fireplace to heat the house. They are in breech of contract. Terrible people to even get ahold of let alone actually get something fixed. We also have been waiting three weeks for a leek in the ceiling. Terrible!

I was apprehensive about moving here due to the many poor reviews but so far this has been my best renting experience. I do wish it was easier to automate rent payments but the location I am at has amazing parking and wildlife (Local flock of turkeys). I have really enjoyed my time here and do not plan on moving anytime soon.

Do not rent from these scam artists! They pesticide your yard and dogs get poisoned on the property. I own my home now and so thankful I don't live there anymore, they will bait renters with a bogus management opportunity for reduced rent then take the management position and increase your rent, and that's how they cycle through managers. When you move KEEP YOUR RECEIPTS!! They can't fix anything either, bathrooms have mold from leaking sinks.

I’ve been in my apartment for two years now, I’m getting ready to move out. My manager, John Callahan, made sure that I was taken care of through out my stay. He went above and beyond to help me out when I needed it and resolved any issues I had right away.

I loved my apartment, it may not be the best of the best but it was worth the price for sure and the location is great because you can get from one side of Green Bay to the next in 10-15 minutes. Since moving in, John has really done a great job trying to clean up the area. The only issue I’ve ever really had was recently when I had my tires stolen from my garage which is totally out of managements control. They did however try to ask around to see if they could help me figure out who did it. Overall I had a great experience here.

Stay away. They never fix anything. Mold problems. Oh, guess what I just found out that they are not renewing my lease.... I've lived here for 7 years, paid my rent, now get the boot. I asked as to why, and they said they didn't have to give reason. Guess what else They have so many illegal immigrants living here now. They are booting out good hard working people, and replacing us with illegals... hehe. I have all the evidence I need. Oh, and there are heroine needles randomly laying about... Nice, huh? They have raised the rent 4 times in the last 4 years. 1 for tree removal service... and another for a new roof... hmmm, rent never went down after that. Bunch of tyrants run this place. Oh, they peek through windows too, I caught the old dude(manager) red handed.
