Stay away from Chateau on the River in Fort Worth, TX managed by Paskin Group. We moved in in 2016 and it was the BEST. Great location, great vibe, and great office staff. Since the Paskin Group took over in 2021, it has gone severely downhill. Maintenance takes WEEKS to respond even though it is not a full community. We were without a dishwasher and garbage disposal for over a month. Communication is horrible. Prior to our move out, the office manager was very rude and condescending with every interaction we had with her. We moved out in December 2023. They are charging us a pet fee even though we paid a pet deposit with a previous owner and legally they must honor that. They asked us to prove we paid the deposit and, if we did, they would remove the fee. We were able to provide our lease agreement stating we paid our pet deposit and, additionally, sought legal advice. Our attorney confirmed that they are bound to honor our agreement but they did not remove the pet fee from our move out charges and sent it to a collections agency while we were still discussing charges. If you did not pay your deposit with them, do not expect them to uphold any sort of law-abiding contract. Paskin Group is shady and I would not live anywhere that is managed by them. I did not intend to leave a negative review until they decided not to honor our contract and, essentially, steal our money.

I have been so disappointed with the Paskin group. I hate leaving reviews but felt this was necessary to be a good neighbor. There are so many complaints living at B Street in Denver, but I’ll only list the ones I have personal experiences with.

1. Move in process
- Absolutely nothing was mentioned that there was not a leasing office in the building and no information was communicated on where to park, what time to show up, or on how to get our keys to get into the building. We had to let a neighbor let us in, accidentally park in a neighbor’s spot, and repeatedly called management to give us our keys.

2. Injury with the broken elevator
- I injured my knee for a couple months this summer. The elevator was down, and I was stuck in my apartment for so long. Luckily I work remote, but I could not leave since I don’t live on the ground floor.

3. Stolen package
- I had a package stolen since security is lacking in the mail room. I checked 3 times the day it was delivered and still was not quick enough. Instead of Paskin increasing security, they placed the blame on the resident by telling us to pick up their packages more frequently.

4. Lied about safety
- I ran into a neighbor (see Sahill’s post below) the day his car got broken into. I asked management about what they were doing to prevent this from happening again, and they claimed that this event never happened.

Hopefully Paskin does better going forth. The new maintenance people are very nice and helpful, just sadly they have a lot on their plate.
