Best landlord in IV. Vicki is communicative, kind, and listens to your feedback! I lived in one of Embarcadero Company's apartments for two years and only moved out because I needed a smaller space. I have rented from two other landlords in IV, but Vicki is the best. I highly recommend renting from Embarcadero Company.

Vicki’s great! She’s friendly, communicative, & quick to respond to things like repairs, pests, etc. in the apartment. She really tries to work with you to solve issues, and understands we are college students with specific college student needs.

Don’t know how there’s such a low rating tbh cuz I always recommend Embarcadero as one of the better landlords around here. Perhaps the previous landlord had issues, but the current one’s definitely changed things since then.

Rent at your own risk. After 17 years of on-time rent payment, Norma attempted to evict me with 8 days notice via phone call in retaliation for my written request for necessary repairs. The ceiling in the kitchen was leaking and falling in pieces. The heater didn't work. The window in the front bedroom leaked when it rained and so did the walls. The building was long overdue for a new roof. There also appeared to be a sewage leak under the bathroom. This company does not operate legally, and you will NOT get your deposit back. The day before I moved out, they had all kinds of workmen swarming in and out of my apartment- and I received no notice. One of the workmen confided in me that the sewage leak was massive underneath the apartment, and the noxious fumes were a serious health hazard. I called the City Building Inspector to come and document the squalor, but he chose not to red flag the premises. It's slumlords like Norma at Embarcadero that are the bane of this otherwise beautiful town.

tl;dr The landlady suffers from some form of mental health issue. And will not hesitate to beat you with blunt objects. Be safe and stay away!

I parked in one of the tenant spaces when visiting a friend, and instead of towing me like any sane human would do, she decided to block me in with her car and ASSAULT ME WITH A METAL BASEBALL BAT!

She then proceeded to activate the hold-up alarm in her office, and threatened that I leave the property (without my car) or the police would "chain me up" and take me away.

I called the police, and they thankfully arrived promptly and controlled the situation (her). They forced her to move her car, and informed us that she had no right to assault us and let us on our way.

Since then, she's been harassing my friend and their entire house by calling and threatening them with non-existent laws forbidding them (tenants) from having visitors. We consulted with a lawyer and the fact is she is living in an alternate reality. In her world, she's queen slumlord of the vermin that live in Isla Vista, and she reserves the right to squash any cockroach who thinks otherwise with a baseball bat.

Oh, and as others have mentioned here, the apartments themselves are completely falling apart. That sewage thing is still an issue, and earlier this year raw sewage shot up through the shower, sink, and outside drains.
