As Canadian Snowbirds, we had lots to learn about the tax consequences of the sale of our second home in Arizona. Our realtor wasn't very knowledgeable about the needs of Canadian sellers. Clint was referred to us by our Escrow Agency and helped us obtain our ITIN's and submit our FIRPTA forms. I can't say enough about the value he provided and how much stress we were saved working with him. Clint is very knowledgeable in this tax area and was kind, patient and very responsive to our needs. Being from Canada we were somewhat overwhelmed with the spectre of having to file a return to the US government. We were fortunate to have our real estate agent forward Clint's contact information to us. We had a single in person meeting where Clint explained the process in layman's terms and let us know the additional information he would require. What further impressed us was the alacrity in Cliff's response time. When he wasn't avaliable he always had an out of office message saying what his schedule was. His follow up was exemplary. Everything he said would be done was done and on time. We braced ourselves for a long wait from the IRS but were delighted when our return came back to us in less than four weeks. We are Canadian citizens, snowbirds, who owned a home in the USA for a number of years, which we recently sold. We retained the tax services of Clint Gould, CPA to help with our US taxes on the sale.
On first meeting Clint, we presented him with a copy of the buy/sale realty agreement and the accompanying escrow document. The documents showed a 15% firpta withhold. Clint commented that the buyer decides whether the firpta withhold is 10% or 15%. He said that he couldn't promise success, but that he would contact the buyer's agent, and try to get the first withhold down to 10%.This he did, successfully---our withhold was reduced to 10%.
After the end of the year, Clint completed our Federal IRS and state tax returns.
Through the process, we found Clint to be very professional, and totally knowledgeable about the tax rules and requirements, and their effect on our needs. Additionally, we found Clint very easy to work with, and very communicative . Lastly, he made the process as easy on us as possible---he completed the tax returns and sent them to us by e-mail for signature and return to him by e-mail.
We would recommend Clint to any Canadian selling their home in the USA who require US tax assistance.
