I lived at their townhomes on Curtis Ave, moved out April 28th after living there a year and a half. I so loved my apartment at Curtis Street Townhomes, even though Ark Real Estate was the 3rd company to acquire the property within my time living there. My biggest gripe with this company is that they used my entire deposit to fund renovations that they wanted to do. Doesn't matter that I was a good tenant who left the unit undamaged. They waited until the last possible day (June 28th) to send me an "invoice" with vague charges of things they needed for the apt.

These charges include "Fill holes and paint, 3 light bulbs, toilet paper holder spring, 2
toilets seats, replace stove drip pans, 3 window blinds, 10 door
stops, sheetrock repair, clean kitchen cabinets, remove duct tape
on tile, repair 2 shower head leaks"... $520! And that's not all of the charges. Keep in mind that ALL of these items were still within the apartment, undamaged. The biggest holes in the walls were from nails and thumbtacks. Included are photos from before move-in showing the kitchen cabinets full of mold, apparently from flooding far before I arrived. The maintenance man merely boarded the moldy parts off and painted it all white. Yet, I'm being charged for it.

I've left emails and voicemails pertaining to the deposit issue. They are dodging my calls because they know they're wrong for their actions.

So, if you want to treat the place any type of way, go ahead, they'll take your deposit anyway. The apartment was better off before Ark Real Estate acquired it. Do not rent from them!

Edit: They finally got on the phone with me and Erica was very reasonable, fair, and sympathetic to my concerns. We ended up working out what I should have received for a security deposit. I'm leaving my 1 star review until I receive my deposit. After I change the star review, I will be leaving this post up as a reminder and incentive for Arkansas Real Estate to be a little more considerate of future tenants' concerns.

I could not have asked for a better realtor or person to help in this very difficult time. My mom a long time Fayetteville Arkansas resident passed away. With me being in New York City made it extremely difficult to get the house ready, or to know even where to to begin, and be able to get the house on the market. Kyle not only did his job as a realtor, but he went above and beyond the call to assist me in selling my mother's home quickly. It would not matter if I were in the market for buying or selling. Kyle would be my go-to person great family man great realtor and most importantly very very honest from start to finish. thank you again Kyle for all that you did and it's very difficult time for myself and my family.
