Had to move immediately due to a break in. I understand them charging me for the rent for the month that I was there but not for breaking the lease. They sent it to collections under RLA investments and again under Arkansas homes and rentals. They’re trying to collect twice the amount by using different company names.

I see a lot of bad reviews. Overall I've had no issues. Look the houses aren't the best but they cheap. Few times I've needed maintence they came the next day. And I never hear from them( which I like) I just pay my rent every month and forget it's a leasing agency because they don't bug or harass me. Honestly not that bad.
Edit this is very old but when trying to move out they refused to give my deposit back which is fine because of how small it is however their reason is I didn't give notice to move out. I put notice in 7 times over 2 months and they never accepted it that isn't my fault you didn't look. I gave 3 months notice.

They are not trustworthy, slumlords. They neglect their properties. They left half a tree on the roof for over 3months and another 3months before it and the debris was removed from the property. I had to heat the place with the gas oven in the kitchen as the only other heat source was two baseboard heaters in the bedrooms and only one of them worked. Impossible to keep warm or cool due to the gaps around all windows and both doors, not only could you see light all the way around them you could actually see outside through the gaps. My toilet could not be used, it took three weeks for them to get a plumber.

Worst rental company ever please avoid at all costs. Also look out for river city rentals as well they are owned by the same people. Very unprofessional and rude. They don't answer questions or respond to calls, texts. Double charges tenants and then gets attitudes about you asking about your money. They take months to fix the smallest problem and the houses are literally falling apart. Only rent from this company if you are fine with being lied to and cheated out of your hard earned money. Most definitely a "slum lord"

The only reason I gave one star was to leave a review. Its awful. The house is trash. It costs a fortune to heat and cool and the windows are not even secured probably. I asked maintenance to secure the windows properly and my maintenance request was canceled by the company. We have a mouse problem that they do not want to help us with and it took them a month to come replace our sink. It takes them forever to do anything and they expect us to pay 750 a month for a trash house. Don’t rent from these people, also rock city houses, llc is controlled by the same company so watch out from them as well

Ive had running water in my home since December 25th. My hot water is stuck on. I effectively have no hot water. My energy bill is outrageous since my water heater is on all the time. My wall unit hasnt worked since ive moved in. My water bill is about sky rocket. I call and speak to a person and they say "as immediately as possible" my water has been running for 3 days nonstop. I dont have hot water. I dont have heat either. Not that they care about my open ticket since august. Why rent at all if they just pretend to care. I'll be in the office this afternoon pitching a fit. Next I'll see about small claims court because my water bill is going to be outrageous and im sure I'll have to hire a plumber. Why would i pay the full 625 they charge me when i have to hire outside help. Its either getting resolved, or a small claims case.

Me and my mother have been leasing from them since March. I have stated multiple times and it's written on paperwork that I have a disabled child in the house and a baby..... We have been without air for over a month!!!!! The lady I spoke with tried to argue with me that the house doesn't even have an a/c unit, which is false, it even states it in our lease. They are extremely unreliable and could care less about anyone's safety. My children have been to the hospital multiple times due to heat exhaustion, my baby was on the verge of a heat stroke and still no response in regards to getting the air fixed .... If something happens to my child, best believe they'll be seen in court cause at this point it's just neglect. I definitely won't be recommending anyone to lease from these lowlifes.

They were off to a strong start. Amy who did my showing was professional and helpful. Office staff however had no problem taking my application fee, ignoring all attachments, then renting to someone else. Glad I only lost $100 to this horrendous company. They couldn't even be bothered to say my application was denied even after resending information they ignored on my original application.
