THIS IS A SIGN! DO NOT RENT FROM THIS PLACE! Unless you enjoy being stressed out, and walked on.

I lived with one roommate in a house managed by this group for a little over a year. This house had multiple issues upon touring before signing a lease. I sent an itemized list of expected repairs & cleaning to be done BEFORE move-in. They were not executed until well after (2 weeks or more), and some never were completed, i.e. the cleaning. Upon move-in we were only given ONE key, when this group knew there would be TWO tenants.

This is a foreshadowing of all the difficulty that 1 South Property Management would cause for us during our lease. The property management office -- really, only Stephanie Bunkley -- came off as quite hostile and condescending on every occasion in which we had to interact with her. It was as if our emails or maintenance requests were not read in full. Their responses were redundant, and unhelpful; they would ask us to do things in efforts to ensure a repair was needed that we had ALREADY done and written to them about.

There were multiple issues with the house that cost us undue stress and money (reflected in our electric, gas, and water bills). They made two quasi repairs so that they would not have to allocate funds to outdated and fragile plumbing which in turn caused us to have to vacate the premises when the issue turned from bad to worse. We had to shut off water to our entire house at the source (ourselves) for over 24 hours, so that we could stop the free-flowing leak in our one and only bath/shower. After the plumbing issue was resolved, there was a tile repair to be made.

Communication from the maintenance group as well as property management was non-existent until a maintenance worker showed up to our house after dark in an unmarked car, different from the usual. Stephanie (1South) and Kesha (Luna Home Services) each called me and demanded that we let this man into our home with absolutely no notice -- which is and was a violation of our rights as paying tenants of this property.

The HVAC had to be replaced, and the property owner dragged their feet on this. I understand this was costly, but the unit was gas powered and nearly 20 years old. It was winter, and we had to purchase 2 space heaters (out of pocket, without reimbursement) in order to maintain an inhabitable temperature in our rooms.

We have just moved out this past Saturday, August 31st. We were advised to turn in our key (of course), but the office was closed. We received a notification that the office would continue to be closed until Tuesday, September 3rd. So, my former roommate (and best friend) took the key to the office today. Here, she was greeted by a negative tone from, guess who? Stephanie Bunkley! This woman decided that it would be reasonable to tell us, then, that we would be charged money for turning in the key "late." How can we be "late" when the office was CLOSED?! Stephanie then starts in on "I was here, working." Okay... And how were we supposed to know that when you did not communicate it?! The final blow. I have had enough. If I could leave ZERO stars I would.

PLEASE READ MY ENTIRE REVIEW BEFORE YOU APPLY WITH THIS COMPANY!!!

BEWARE.
First and foremost, my husband who makes a six-figure income applied for an apartment that cost 900 a month. Upon doing the application we let them know that he had an old apartment on his credit that had been removed due to fraudulent activity. They denied him because of this. He called and told them that it had been removed and they said and I quote "It's an automatic denial because it was on there." They offered to call the old apartment complex and my husband said to them; "Why would you go off the complex's opinion and not the credit bureau?" They had no answer for that. What's sad is they allowed you to put notes on the application and he put in a detailed ALL of this information. They still took his money and denied him when they could have done the HONEST AND LEGAL thing and just not run his information. THIS IS AFTER WE CALLED FOR A FULL WEEK WITH NO ANSWER!! I was told not to use them but we went against the 3 people who said they were crooks and went through them anyway. The lady at the front desk is nice--THATS ABOUT IT--
GO WITH SOMEONE ELSE. A six-figure income and the ability to drop the first six months' worth of rent upfront means nothing if you have an old balance with an apartment that was removed from your credit. FOR THE RECORD, WE CHECKED HIS TRANSUNION REPORT AND THE APARTMENT IT WAS INDEED REMOVED. They laughed when we told them we were denied because the balance was on there at some point. WE HAVE NEVER AND WILL NEVER PAY OUR RENT LATE BECAUSE WE HAVE CHILDREN. That doesn't matter to a company of unemotional people who only care about the salary they make. What happened to humans caring about others?

If I could give this company zero stars I certainly would. The unprofessionalism you will experience working with this company is like no other. I have rented since I was 18 years old (25 now) and I have never felt so inclined to write a bad review anywhere. Stephanie (manager) in particular has been incredibly rude throughout the whole process of renting. I should have known not to rent from this company when we began the process of pursuing one of the properties and my roommate and I had to continuously call for over a WEEK to get her to return our calls. Next, when we went to view the property we made a list of items for them to have completed before we moved in. This was a basic list of items that should be routine for a new tenant moving in such as cleaning floors and removing dirt and dust from interior as well as exterior cleaning. Our laundry room was not even functional due to mud and spiders everywhere (which we ended up having to clean). Ultimately, this company did no inspection or any cleaning at all of the property before our move in. We know this because we can see all prior inspections that have been done on this house by this company in our tenant portal. This is incredibly unsanitary and caused a huge inconvenience in our moving process. We expressed concern about this and the company was not quick to resolve any of the cleaning we requested and therefore we did all of it ourselves. There were also no working lights on the exterior of the house which the maintenance company ended up fixing eventually. The biggest issue I will say has been our shower. We have seen in prior inspections of the house the shower has not been functioning correctly for a while due to the fact that it was incredibly old and still had copper pipes that were rusted and needed to be replaced. Instead of replacing the pipes, we were given a temporary fix twice over the course of months and had issues with our water leaking for a total of 5 months. This month the shower finally decided to give in and started leaking a full flow out. This was an incredibly large amount of water that was wasted before we got our water turned off. We called the company multiple times to try to get ahold of the property manager, Stephanie, as this matter was urgent. She never called us back but chose to send us a message along the lines of “just turn off your water if the leak is wasting water”…. Not everyone has a tool that can turn their water on and off and the city charges $40 to have your water turned on/off each time so this would’ve been $80 out of our pocket for something that was an issue caused by the neglect of this company. They never offered to rehouse us or to get us water or anything while this was happening which I would expect from a company that has continued to neglect and not permanently fix an issue that existed before we moved in. I could actually go on and on about the levels of unprofessionalism of this company such as not calling to schedule a maintenance appointment but instead having a random car show up to our house after dark (we are a house of two girls). And then after 5 minutes of him standing out there one of our neighbors that looks out for us threatened to call the police on him. Neither me nor my roommate were aware anyone was coming and we were not answering the door for someone we weren’t expecting to come to our house. Stephanie finally decided to call us in that moment and rudely told us to let this man in our house to look at our shower. My roommate and I of course refused to let him in mainly due to the fact we were frightened and upset and also had plans this night and were both in our robes getting dressed for the night (using our one bathroom he was wanting to go into). I find this completely unacceptable and not to mention their maintenance company calling us after to tell us this was “normal” for them to stop by if they are in the area for maintenance. Seriously, don’t rent from this company.

Mrs. Candis is the absolute best! I have been on a search for a home for about 2 months and I found her under a listing and all it took was one day and about 5 minutes of my time, she not only found 1 but 2 houses I loved in less than a week. She listens to your needs and works around your schedule. She's not only made this transitions easy for us but stress free too without us doing all the extra research. 1 South manages my property and, if possible, I would give them 6 stars. From onboarding to the make-ready process they have been phenomenal to work with. Very responsive to my inquiries and very professional in their approach to property management. I am currently in the process of finding new investment property and there is no doubt that 1 South will be my management company of choice for them.
Outstanding customer service and very professional staff. Would recommend them to anybody looking for a top notch property management company.

Sad to have to update this, but ever since Candis left, Kari, whom is the “manager” has lied, tried to be sneaky, and refused to return calls & emails. The HVAC company was present 6.5 hours and in the way the day my movers were moving me in causing me to have to pay more hours. The home was “move in ready” as I was told, and I was never informed that the HVAC company would be there. Then, the house has black mold growing in various rooms, and yet again Kari has refused to address my concerns. I had a corporate move, and to say that Kari lacks management, property knowledge, and professionalism is an understatement. I have the owners info and I will be contacting him, because I am pretty sure he’s unaware that this is the type of service he is paying for; it’s a shame that I have had to give this company a one star review, I wouldn’t even give it that if given the opportunity.
