I’m sharing my story because I think it’s important. Please do not rent on 4th Avenue unit #3 or anywhere from this company. They do not do what they say. They do not care to help. They KNOW they have issues and continue to rent while charging people fees for the things they’ve “fixed” knowing they didn’t and rent to the next person and make it their responsibility. This is hands down the worst place I’ve ever rented from. Me and my kids dealt with bed bugs, leaks from broken bathroom tile and they blamed and charged me for and we weren’t even there for two weeks at the time and there was black mold in the ceiling they cut out to “fix the leak” which is more proof it’s been there for a while. Leaking washer, multiple times. Mold under the bathroom sink due to pipe leaks. The whole building needs to be demolished and rebuilt. It’s sad how they’re taking advantage of people and having people pay to fix a problem they should have handled before the next tenant. If you move in, during the inspection, TAKE PHOTOS! I was charged $2,000+ to break my lease and I guarantee the didn’t fix anything! Don’t rent. Please. With how much money they’re getting these buildings should be in mint condition. I’m sure I wasn’t the first to break my lease and lose my deposit. I know I won’t be the last. They need to be sued and stopped. I have so many videos and photos of the things I’ve dealt with. This is a warning.

So i been in there apartment for over 4 years always paid on time every time. i finally moved out cleaned up and got this outrageous bill. This company will fish around for anything after you leave, keys returned: charge you for new locks, even though you complain about garbage disposal numerous times, they will get you on that. With cleaning: even though you clean they will still charge you cleaning, they say they always have professionals do it. About 3 months ago i recommended some one to this company, i totally regret it now. if you are looking for a place to stay or plan to do business with this company, look somewhere else there are better out there. these are some heartless greedy snakes.

This company does NOT care about the property OWNERS that live surrounding the homes they lease out. They do not respond to emails, phone calls, or messages. They do not properly manage their homes, and let their tenants trash the places up and disturb everyone around them. If they would simply follow up periodically with their tenants and do a walk through of the property, there would surely be less issues.

We use to hired avantage for our property manager they so dishonest about the cost of expense there was a one time charged of dishwasher installed of $565 but we went to the unit there was no brand new dishwasher was install at all and this only one of many other issued.
I would not recommend for any owner hired this company to run your property at all base on my experience.

I recently moved out July 1,2024, I had just moved in February 2nd 2024. I had SO MANY issues with this apartment and my neighbor in apt #4 it’s crazy! Here’s a list to make it short:
-Heat not working properly
Roof leaking in kitchen due to cracked bathroom tile
Cockroaches and bedbugs coming from #4
#4 drinking and drug activities
#4 company stealing my Amazon packages
#4 drunk and urinating in the parking lot at 6am
#4 girlfriend was found dead in the unit
#Random people walking around the apartments all the time, had to call the cops on a random man sitting by my back door
#Car was egged by the kids in the building behind me
They took my entire $700 deposit because I decided to break my lease under the VAWA act!!!
Please run!!!!!!! Don’t do it!!!!!
The apartment was in Conway Arkansas on 4th Avenue!!!!

UPDATE
The property is now under new management. The new team contacted me and spoke with me about ALL the issues I had while living there. We were able to handle all issues, even though I live somewhere else now, and they didn’t have to do that, honestly. If I can write a bad review, I can definitely turn around and give them a good one and speak on the fact that they did call and try to come to an agreement with me and I appreciated that.

Outstanding work!
It’s been 10 months since my family and I moved into our new home. With Advantage Property I’m in my second home and I must say, absolutely satisfying. I’m in a better neighborhood and area for my family. My home is super big. I even have a hot tub. I couldn’t ask for a more satisfied home. I’m so grateful for being able to have the opportunity to live in a house that I’ve always dreamed of. I would also like to thank miss Amanda Vaughn for everything she has done for my family. It was a time it was hard for my family after moving and I wasn’t able to feed my children. One Sunday morning I woke up to groceries on my doorstep from her. With tears in my eyes I just couldn’t believe it. It’s hard to find kindness in this world nowadays. Sometime has passed and I finally given birth to my baby girl, I came into the office so that she can meet my daughter as she insisted before she was born. We both met Miss Amanda for the first time face-to-face. What a beautiful person and soul. I definitely will be with company another and many more to come!

The worst most unprofessional people I’ve ever dealt with . Very rude, doesn’t care for their tenants no privacy. Even had someone hang up in my face and throw my personal business in my face over the phone . Do not deal with these rude nasty people

I have been renting from Advantage Property Management going on 3 years and I have never ever had any problem. Anytime I fill out a maintenance request they waste no time getting ahold of me and taking care of the issue right away. They are all friendly and truly care about their tenants I am thankful that I was given Belinda and her staff's number a couple of years ago when we moved to Arkansas. So if your considering renting from them or doing business with them, I can assure you you should!!! It's a decision you won't regret! They are truly amazing.
