BE CAREFUL!

Kimberly (the owner) is very very unprofessional and to be honest quite rude. She was very condescending and spoke with a nasty tone, when I was only kind and polite every time we spoke. We had a verbal conversation on the phone a day before I was going to wire transfer a $3,500 deposit. There was no documentation or paper trail yet to be made between myself and All County Pacific Property Management. Normally there is at least an email exchange or offer letter that states what our rent will be and what our move in date is. Kimberly verbally told me on the phone that she was going to send an offer letter that I could sign THEN I should send my $3,500 deposit. Unfortunately the next morning, I received a accusatory email from an assistant named Michelle, saying that “because we failed to wire transfer our deposit, they moved to another applicant”. I called Kimberly to politely remedy this mistake. I reminded her of our verbal agreement and that the order of things was 1. Signing the offer letter with the details 2. Sending a wire transfer to a bank account (something that’s very unsafe to do without any documentation). She replied and said “Yeah, you’re right.” To my response, “okay, we’ll can we fix this and can we move in” and she rudely responded, “no, we’re going with another applicant.”

Be very careful putting your trust in this company, whether you are a renter or someone looking for a company to help you rent your property. They are extremely unprofessional.

She was so helpful & understanding of how controlling I was of my home. It’s hard to handle things living out of town, and Kimberly’s team has made everything so easy! 5 star service! I hired this company from out of state to take care of a rental I had stateside in California. I worked one on one with the property manager Kimberly who helped me transform the property! One of my investment properties needed a complete makeover and work to be met up to California state code for Rentals. After Kimberly worked with all of the vendors And me closely to make the arrangements, she got my home on the market and got it rented two weeks later! I was so satisfied with her work and communication that I decided to have her do the same to the rest of my investment properties in the area. Highly recommend

I have been with All county Pacific for almost a year now. I am very satisfied with their service. Coming from a military background (Army) with 15 years of service, I am upfront with a nonsense approach when it comes to hiring someone to manage my property. My concern for finding someone that would be as invested as I was led me to interview multiple companies. Kimberly from the beginning your positive attitude, customer service outshined all the other companies, Especially California leasing. Even during the fires that engulfed most of Santa Clarita this past year Kimberly took the time to reach out to reassure me that my property was ok. When ever a repair has to be made there ability to communicate is impeccable, demonstrating that they treat my property as there own. My partner and I applied and were approved for an apartment. Then everything fell apart during the offer letter and sign process. First off you can't see the lease agreement before wire transfering your deposit and fees to them which is non refundable. They only allow you to see an offer letter. Secondly, We wanted a move in date of February 28th as I have to be out by March 1st. On the offer letter it stated that we would pay a prorated rate of three days to move in 1 day early. This was incorrect. Rent starts on the 1st of every month and I should of only been charged 1 day. however they added the 28 days of February into March and that left 3 remaining days to pay. Since this mathematically doesn't make sense, I wanted to push the move-in to March 1st in order to avoid paying 300 more dollars for the month of March. We asked them to send a new offer letter along side with the lease agreement before wire transferring 3,500 as this deposit and fee is non refundable. Kimberly was very rude on the phone and told us this is not the way she does things but agreed to draft up the lease and resend the offer letter with the correct move in date. We waiting the remainder of the day for the paperwork and did not recieved anything. To our surprise the next morning we were told that we would not be given the place because we didn't wire transfer the money. It is illegal to ask for money with out a legal binding contract. I think asking to see a lease before sending money is a normal request. The apartment we wanted has also been on the market for 6 months. This makes me question their ability to get renters into properties. I would never want to work with this company again and I would advise other owners to consider using a different management company due to the poor customer service and sketchy experience.

We rented out our home through All County Pacific and have no complaints. We thought it would take some time to rent it and we thought we wouldn't get what we were asking for in terms of rent. But Kimberly had renters within 2 weeks. Her and her team are very attentive and have answered all our questions and concerns in a timely and professional manner. She notifies us about issues brought up by the tenant and asks how we would like to proceed. We spoke to other management companies and none gave us the feeling that we would be in good hands, but Kimberly.
