Absolutely awful, arrogant property management company that made my end of lease process a complete nightmare. They deducted $450 from my security deposit for cleaning because I didn’t have the apartment professionally cleaned.

In California, landlords cannot deduct money for cleaning if you return the property to the same level of cleanliness, even if it’s in the lease agreement. I deep cleaned myself and returned it in stellar condition, minus some minor and expected wear and tear, yet they still charged me $450 for cleaning. And despite multiple months of attempting to discuss and citing California statute, they had zero communication or response or really any desire to work with me even after I filed small claims action.

They also missed the legally required 21 day window to return my deposit. We ended up settling before going to trial, but the entire process was a nightmare. They are looking to take advantage of renters and pass on any costs they can to renters. Awful, awful company.

Run far away from any properties listed by AM/PM. Worst property management firm I’ve ever dealt with BY FAR.

If I could give zero stars, I would.

This company seems to exclusively consider how they can extract every single cent from tenants. The staff is rude. They returned the security deposit late, deducted amounts that should not be deducted, and refuse to communicate on finding a compromise.

Tenants should not have to consider legal action in order to get their rightful money returned.

Their mission statement says, "To inspire trust, honesty, integrity, quality, and professionalism" - nothing about this experience has inspired anything listed above.

I would advise any potential tenant to stay as far away from this miserable experience as possible.

I have no idea how their System work! poor communication!
I was the first applicant right after they posted a rental.
I was the 1st to submit application and it took them 14 days for their Socalled " Property owner" to make a decision!
I have a very good credit and I am Pretty sure they haven't even run my credit. Stay away from these people.

This property company just took over 2704 W Lincoln Ave Anaheim 92801 and their rules are RIDICULOUS. First of all, the property is full of roaches, mosquitoes, etc, it’s old dilapidated, dirty driveways and trash area, veeeeeeeeeeery old 50/50 disfunctional washers and driers that will ‘steal’ your coins, moulded bathrooms and toilets, no repainting works, Stone Age stoves, sinks and faucets, dirty unswept hallways,etc. You cannot come in and cause havoc in people’s’ lives (mostly seniors) that have been existing before you. I have a friend there that takes a blood pressure control pill whenever she receives a memo from the office!! They have rules like; if you don’t call for repairs within 24 hrs of notifying you will be charged $75, don’t leave the pool without fully drying your body, laundry will be closed at manager’s discretion, children are not allowed to play in their balconies yet they have no playgrounds, no barbecuing, no music, birthday parties, etc. Also, rent just went up in June, we are in August, and rent will be going up in October, don’t store anything in your cobwebbed backyard. These are rules you tell your kids not tenants! Also, that apartment block is not a posh classy place as you want to impose it! Absolutely not worth the stress!

The staff at AM/PM Property Management are a blessing. They were always quick to send out a repair person when I called with any issue. Recently, my roommate and I needed to move and they worked with us in getting the place rented so we didn't have to endure the huge penalties. I felt this was a unique quality I wish more landlords and property managers possessed. I would highly recommend renting a place from this company if you are looking in the Huntington Beach area.

I have started a lease with the management on January 1st and stayed at property 4 month, had my fixes all taken care of within reasonable time frame.. they are reachable at all times. They were professional when handling my security deposit. ( they do charge for carpet cleaning no matter what except you hire a professional to do it ) . Overall, it was a good experience especially compared to my previous landlords.
just to highlight: I am very thorough when I move-in and move-out. I do take photos as I move in and move out, and I do notify the landlord about the problems as I move with a report to prevent a potential problem when I move-out.

This "management" company, if you can call them that, isn't fit to manage a damn thing. First, when you do credit check with them, they ask and insist on more personal information than you've ever given in your life, and I wouldn't be surprised ONE BIT if they sold it to the other shady characters they deal with. Then they tell you a place is all ready to move into and then spend you first 3 weeks letting contractors march around your new place, finishing up! They say the gardener comes once a month.. well, I've only seen him once and been here a much longer than a month! If you call and ask about it, they'll yell at you and tell you to not worry about it. And you better hope you don't have any special situations about moving out at the end of the lease (and you'll want to move out) because they are TOTALLY UNWILLING TO WORK WITH YOU. They wouldn't know what customer services was if it drove through the front door and ran them over! Susan, Linda and everyone else at AMPM, there ALL CROOKS!!! Stay away, trust me.

This management doesn't even deserve one star.
Very unprofessional and unpleasant to talk with.
All they say when questions were asked, "please wait until we call/contact back".
Seriously?
An application was submitted for one of their properties, and took me more than 3-4 weeks to hear back from them about what's going on with the process.
They have taken all the application fees and not even coordinate with the customers. Shame on you all.
