My husband and I have used Arrow Real Estate for the past three years to manage a rental property for us, and we've been very happy with their service. We were initially grateful that they found a qualified tenant ready to move in at our requested date. Since then, I have worked more closely with Nancy Lopez, and I've joked that she is "my girl" because I can rest assured that she gets the job done. For example, when I had a roof leak, she coordinated all the necessary repair work so that I had nothing to do except pay for the work. This is why I had hired a property manager in the first place, right? More recently, Nancy has proven that she is up for any challenge. When our current tenants gave notice, Nancy posted the property, coordinated a showing, and secured new tenants in less than a week. As a homeowner, this eliminated so much stress, so I'm very thankful for Nancy at Arrow Real Estate.

I am currently the HOA President for my complex down in Imperial Beach, CA; The Tapestry. Our complex lost our previous management company and after some searching we came across Arrow Real Estate Management.

This has been an absolute blessing for our community. From when they stepped in we felt a great deal of confidence and support from their team. We met with both Caden and Janeth who are the two powerhouses that drive this company. You can feel the absolute strength between these two as they speak about the company, what they provide, along with the care that they have for their customers.

Arrow is absolutely amazing; if you throw any situation at them they have an answer and solution to tackle the problem. From when they walked in the door they were faced with some plumbing issues within our complex but Janeth got right to work. She brought in trained, certified, and licensed personnel to tackle the issues at hand to provide for our community.

Janeth and Caden have also done property walk throughs between myself and the other board members to address property issues and concerns. Immediately following the walk through; Janeth formulated a plan, a detailed time line/frame, and coordinated professionals to step in to begin work on addressing the issues we spoke up about.

You never have to worry about getting any sort of emergency phone calls into their company either. When we lost hot water on a Sunday I was able to get ahold of Caden pretty quickly and he took ahold of the reigns on the issue and got hot water back up and running for everyone. Janeth is amazing on the email side for the company. She is professional, quick, and knowledgeable when it comes to the business. She has kept us throughly informed on a day to day basis when new information is decimated.

You could not ask for a better management company to handle all the administrative aspects of running a property, emergency issues that arise, along with pre planning preventative work for future projects or issues that may arise. The absolute best part is that they never once raised or spoke about raising our HOA costs for the community and reassured us about our financials.

I cannot speak highly enough about Arrow Management and am deeply grateful to have them in our corner along with treating us like family and handling our home like their own!

Kari and Zibby are the most worthless property managers i have ever had to deal with.

My house has not met code for the 13 months I have been here. They have refused to address, fix or provide compensation. They let me out my lease 4 months early so the cheap homeowner can sell.

After I got electrocuted in the shower due to faulty wiring in the house, they proceeded to hire an unlicensed contractor to replace the electrical panel. Being unlicensed he never pulled a permit and Kari and Zibby never got it inspected. Safety issues that they have no desire to fix. I am hoping this place doesn't burn down.

The master shower was leaking into the wall behind it for 10 months. Not necessarily arrows fault but it was noticeable at move in and they did nothing about it. This required 4 contractors to diagnose and replace over the span of 5 business days.

These are in addition to the extensive maintenance issues they failed to fix or fix correctly (3 visits to fix 1 leaking toilet) (4 visits to fix leaking shower valves) etc etc etc.

"Affordability meets profitability" just means they find every way to stick it to their renters.

I have been delighted to work with Caden Medina from Arrow. He has been managing our 15 unit community since August 2024, and to be honest, he took on a bit of a "project" with us. He has been incredibly responsive to a high volume of requests, and has helped us improve operations and efficiency. He handles all situations with diplomacy and grace, and is able to communicate well whether it's a service vendor, an attorney, a disgruntled neighbor, or a resident with lots of questions! If your community needs a responsive, honest, and engaged manager, I highly recommend Arrow and Caden.

Part 2 update: My lease was terminated because i know my rights and i exosed them for the repairs that this apartment/duplex is in dire need of. Do not rent here unles you want to be charged for the cheap plumbing repairs that the landlord is not taking any responsibility for. You dont deserve to live here in this hell and deal with the landlord Ryan Weis' lack of accountability and narcissism. Now me, my toddler, and my disabled mother will be displaced just because i refuse to pay $2,000 of the plumbing issues that the entire duplex has which I did not cause. Which neither of the tenants caused. All the tenants here have moved out and are in the process of moving out. Everyone here has ended their lease early because of the hell it's been to live here. Worst place i have ever lived at. I've never experienced this in my life.
Part 1. Nancy is not trying to communicate effectively or professionally. I requested pest control and for them to cover the hole where mice are getting into my unit. She called pest control and said that since they were called right away that I should pay rent. I disagree, I will pay rent when the hole is SEALED which is yet to be scheduled. Tomorrow is rent day. I’m done. The fence on the property is falling inward and I dangling off, SUPER HAZARDOUS. Uninhabitable living conditions. Unacceptable for the price I’m paying. Attached are the photos of EVERYTHING falling apart here. Including photos of the mice. 🐭🐁

My wife and I lived in a property managed by Arrow Real Estate and we had a very positive experience. All of our maintenance requests were generally handled or scheduled by the next business day. Each of their vendors used were always very helpful and got the job done. Their online portal was also very simple and easy to navigate.
The Arrow staff has always been very helpful and nice to work with. My time working with both Kayla and Nancy was great and they were always very kind any time we needed them.
Overall, I would recommend Arrow Real Estate.
