If I could give this place zero stars I would. Janet Wood is horrible. Takes no accountability to do anything for HOA's she manages or lack of. Our HOA switched to this joke of a company in January 2023 and it has been horrific. Janet manages nothing. She wants homeowners to address each other. Doesn't follow the HOA rules (CC&R's) let's the board decide what they want to enforce or what they don't want to enforce. Janet Wood never returns emails, HOA complaints, just collects money and you never hear from her. If you are looking for a management company to manage your HOA don't go with this company. You will regret it, if you do.

Hole in wall to remove the bees nest. Bees where fumigated and removed. Theses holes have been like this for 3 months. Called b & w and notified them and they have never followed up. Poor management. I also spoke with a live rep at B & W and also left message. If B & W comes to your property its time to sell.

Just doing a follow up date is now 10/19/19 and repairs still haven't been fixed. Went to several HOA meetings and brought it up to the manager Jannete and said it would be taken care. NEVER BEEN REPAIRED.. The HOA meetings are a joke keep talking about the same issues that never get resolved. Supposed to install new fences last yr also still not done.

B&W informed me and another prospective tenant that they do not accept applications from families who have children of different genders sharing the same bedroom. This is in violation of national and state fair housing laws.
