I have been using BlueSky as the property management company for my house for nearly a year, and my experience has been nothing short of frustrating. The communication, particularly with the Senior Property Manager Angie, has been severely lacking, and their approach has been both unprofessional and disappointing.

Their lease agreement is vague and does not require tenants to provide notice when renewing, which has caused unnecessary confusion. Having recently become a property manager myself and working for a company that genuinely values its clients, I can confidently say that BlueSky falls far short in comparison.

The lack of communication, poor service, and disregard for owners interests have made my experience with them extremely stressful. I highly recommend doing thorough research before choosing BlueSky for property management, as they do not meet the standards you should expect.

We have been renting with the company for almost 5 years, they have helped us a lot. We don't speak much English and they understood us with the problems we had at home. They also helped us a lot. Sometimes people don't understand that even if they want to make some arrangements on the property, the owners first have to approve it for them to continue. We lived in an apartment before and they almost never helped us, that's why we moved to a house and with Blu Sky we are satisfied. Our contract is almost up, but we plan to continue renting with this great company. We thank them because they always helped us and we never had problems understanding each other. Thank you for everything.

My unit in Belmont floods every time it rains. I've learned from my neighbors that the previous tenants in my unit complained about this problem long before I moved in. They chose not to disclose this to me when I moved in.

They aren't required to do so under Virginia law.. but I'm allowed to share this here. Hopefully this helps someone avoid making a mistake.

They're also making me get rid of my truck. The one I explicitly asked about when I moved in and they let me bring here. I have to get rid of it because I have nothing else to do with it. So happy with you guys.

I would like to share my experience with BlueSky Property Management services. I have submitted maintenance request to fix the kitchen cabinet that was not working properly and another one about the rust inside the cabinet with a mirror in the bathroom. Everything was done very quickly and professionally. And this cabinet in the bathroom was painted so nicely that it looks like a new now.👍😊

I learned an expensive lesson about reading a lease agreement thoroughly. The lease agreement mentioned a “restoration fee” that turned out to be a $440 flat charge (on a $500 security deposit). I do not remember a specific amount being listed on the lease but am unable to access my old portal to check. I am surprised this is even legal, but of course the slum lords with Darden degrees running the place would pull a move like that. There is a reason Bluesky had to “rebrand” from Hasbrouck to Bluesky in 2022.

It would be a dream to get landlords to treat their tenants as human beings rather than exploiting them for as much money as they can get. Two young women in their 20’s did not cause $440 worth of cleaning. I have been renting for 7 years now and never encountered a “restoration fee” before.

In addition to this outrageous fee, management is useless. Zach Davis was the most unhelpful property manager I have ever encountered. My first truly horrible experience with Bluesky was when my roommate was locked out while I was at work. A coworker drove her to the Ivy Road office where she was given a key but told if it was not returned by 5pm she would be charged $250. When she returned to our apartment, she discovered that she had been given an incorrect key. By this point it was already late afternoon when she returned to the Bluesky office. There, she was told she was “shit out of luck” by a Nathan Hawk, and that a locksmith was now needed for her to enter the property. It was undecided by the office representatives whether we were responsible for the locksmith fee but assured that someone would communicate with us a decision before anything was charged to our account.

Shocker, they charged our account with no communication. Several days after paying our June 2023 rent, an unpaid charge-dated June 1st-was placed on our account. Zach Davis took over a month to reply, and we were only able to get the charge removed by going to the office and discussing our dissatisfaction to him directly.

This is an unethical company, and I implore anyone reading this to not rent or allow them to rent your property. Unfortunately, we live in a world where this company will not adopt more conscientious business practices unless we make their wallets hurt. Thank you to those who took the time to read this.

I am very pleased w/ BlueSky, a real blessing to me. I am not able to be in charge of property. In any apt., esp in an old bldg, things will go wrong. I caused some trouble to myself, like when I accidentally knocked a pkg of fish down between the stove & the wall..

Whenever I complained to Bluesky, I cd always rely on their prompt help. Napier Plumbing has been excellent. When I had a genuine emergency, they even worked on Sunday. I have learned that I don’t have to clean up where they have been working.

I have been renting from Hasbrouck / Blue Sky Property Management for 9 years and have had nothing but a positive experience so far. Any time I have maintenance issues they are right there. I have found communication via website tenant portal a great tool for communicating. Looking forward to another year.
