My family has had the good fortune of renting an apartment for several years through Chamberlain. The on-site property manager, first Sam and now Lea, have been nothing if not attentive, helpful and kind with any questions or concerns we’ve had. Also the owner’s have made many positive upgrades to the buildings and landscape without exorbitantly raising the rent prices for current tenants. I would recommend a Chamberlain managed property to anyone.

We have been looking at the Carlsbad area for months, seeking a place. This property management company seems to have all of the listings, at least most of them. We have viewed multiple properties with an older lady who drives a white company vehicle, and she is very rude. She knows nothing about each neighborhood we view. Always in a hurry, and won't answer questions. She will treat you like you are beneath her. I've called a couple of times to inquire, and the operator has an attitude also. You can only get a voicemail when the operator transfers you to managers, and never a person. The reviews that are good here are mostly from owners, not tenants. Almost every tenant review is negative. In my experience, when a property management is combative with online complaints, repeatedly, like this one, they are in the wrong every time. I've seen it too many times. Eventually they sell out to a bigger management company, or use the umbrella of a bigger management company. Such a bummer! I would bet some of the owners that utilize this service want long term, low maintenance tenants who are neighborly. Not sure how this can be achieved with what I've seen from this management company, and this is when they're trying to get your business. When viewing some properties, the neighbors in the area seemed angry towards this management company as well. California is short on housing for now, but it won't last forever, and companies like this will be beat out by upcoming competitors. Enjoy the greed while you can. You can't treat people like dirt forever, and expect to stay in business. Chamberlain really needs someone else to show the properties, at the very least.

Erika and the entire Chamberlain Property Management team have made renting our home an extremely easy experience. From finding a qualified tenant to handling all of the issues with the home to timely inspections—they have been on top of it all! In addition to being highly professional and efficient, Erika is a pleasure to work with and communicates well. After living under Chamberlain Property Management for over twenty years as a current tenant I can highly recommend to live at Adam Street Apartments with Sam and Carol, and now with Lea. Both have been of great service in communicating what's expected from us as well as explaining, addressing any concerns we have and promptly responding in person, by email, and by text. Over the years I have seen many good changes, upgrades from the roofs, windows, doors, blinds, cabinets, flooring, plumbing fixtures, outside lighting, parking lot, added cameras, fire extinguishers, sidewalks for wheelchair access, sidewalks leveled, the water saving landscape, pet friendly with bag dispensers, fire alarms, eco-friendly spraying for pests, no pests like cockroaches or bed bugs and much more without increasing our rent too high. The CPM Team, work endlessly together to make this place be a good working home. It was great with Sam and Carol and now with Lea as well. Congratulations Lea for a job well done! I must say those were some pretty big shoes to fill and please keep up the great work. Chamberlain Property Management has strived to make this place be a home that is comfortable, working properly and safe. I appreciate your strive of good honest business year after year. I have rented a place from them in the past and I have returned again. I'm located near the ocean and I-5. That gives me an easy access to both. The building is older, but it is highly and well maintained. The management here is amazing, and it is the # 1 reason i have returned. Leah Wester, manager on site makes the process of move in and out easy , accurate and amazingly smooth. She is always available to attend any needs or inquiry from the tenants and to me this is convenience. I'm happy , at ease and very comfortable. Thank you Lea for giving me the confidence in staying here and for being kind enough so i feel at home , second time around. We appreciate you here and we are thankful for everything you do on daily basis.

This place is a total DUMP. All the positive reviews were paid or coming from management.

Easily the most abusive property management company in San Diego. Management are all incompetent thieves. Beware of hidden fees, rent increases, hidden disclaimers, and your security deposit. If you’re an owner, you won’t see any of this either - Chamberlies keeps all of it.

Their solution thus far has been to ignore complaints. Just like many other renters, we despise living here. If it were up to us, we would’ve left many months ago but there’s no way they will get more money from us for breaking the lease. There’s a reason why no one renews their leases at the properties they manage. Coming from a friend who rented with them a year ago: “say goodbye to your security deposit no matter how well you take care of your unit”

Avoid at all costs!!

Ps. If they reply to this post denying everything I’ve said, don’t trust a word they say. That’s how they operate

I lived at Lime Grove Apartments for eight years under Chamberlain Property Management (CPM). I have nothing but good things to say about CPM, Sue the property manager, and Rusty, the maintenance guy.

Living there felt like being part of a big family rather than just tenants. Sue organized fun events every month, which helped everyone get to know each other. We made some great friends because of it.

Rusty was always quick to fix any issues we had with the apartment, and he was always friendly when he came around. Plus, his grandson and my daughter became good pals and played together often in the courtyard.

I enjoyed living at a CPM-managed property so much that when the chance came up to work for them, I took it. And let me tell you, it's been the best job I've ever had. CPM really cares about their employees, the properties they manage, the owners they work with, and the tenants they oversee.

They've gone out of their way many times to make sure residents are happy. It's rare to find a management company that's so dedicated to making sure things are fixed quickly and that everyone feels at home. They even refuse to work with property owners who don't share their commitment to residents' happiness.

Some might think I'm biased because I work for them, but I can't lie or support something I don't believe in. I genuinely loved living at Lime Grove Apartments and now at Adams Street Apartments, and working for Chamberlain has been a great experience too. I believe most tenants of CPM would share my fondness, and I am committed to making sure any current and future tenants of mine do as well.
