My husband and I rented a townhouse in Fayetteville, AR from Elder company. We moved in on June 5, 2023. I am attaching photos with time stamps as to what we moved into that day. Broken blinds, chewed up damaged door frames, holes in the bedroom doors and walls, the carpet smelled like weed and cat pee, broken screen on the window, broken light outside, our garage did not work, the showers didnāt even drain properly, cracks in the countertops, and cracks in the tile flooring, the kitchen light fixture was hanging down and needed to be repaired. Kitchen faucet leaked/dripped constantly and leaked all over the counter top. I had to make multiple maintenance requests right around when we moved in to get this stuff fixed. It should have been fixed and CLEANED (due to the ācleaning feeā) that comes out of your security deposit BUT IT WAS NOT. We were desperate for a place so we had no choice to leave and find somewhere else so short notice. We stayed there for our entire 12 month lease. My mom literally cleans houses and has her whole life with my grandmother, and I used to clean houses while I was in nursing school before I graduated. My entire family (LOTS) of us, packed up when we moved out and CLEANED IT GOOD. Iām talking inside cabinets, shampooed the carpet on the stairs- we DEEP cleaned that place. I left that town house IN BETTER CONDITION I FOUND IT IN. I am not okay with the fees they took out of the security deposit. The damages shown were the ONLY damages to the property and they were like that PRIOR TO US LIVING THERE. Glad I took pictures. The only thing that we damaged were the blinds in the entry way due to my cat. I was honest about that and told them that she had messed them up, so please use some of my deposit to get new ones. But the other fees were NOT necessary. This is so wrong and people need to be aware that they do not care about your living conditions and they will take every dime they can from you at the end of the day. I am very upset that I worked so hard to get that place clean and left ALL keys and garage opener in the unit and did what was expected of me. I am a registered nurse and I work so hard working 2 jobs to make a living. Times are so tough right now for everyone, and if youāre like me and canāt afford to throw your money away then DO NOT RENT FROM THESE PEOPLE.

This was the state of the duplex that we were presented with on move in day. I posted an entire review and out of curiosity came to check months later (petty I know). Noticed my review was removed. They definitely shouldnāt get away with this one so I am reposting the photos. Listen to the one star reviews - seriously.
Just to clarify we didnāt move in and our deposit was refunded completely. I know they get away with this kind of things all the time and I truly believe the housing system in our area needs a reality check. Starting with this place. Charging $1200+ in rent for these kind of living conditions is crazy. This needs to be public awareness.

We didnāt illegally opt out of our lease - we are excited and fully ready to move into the duplex with the expectation of it being clean, having minimal damages, and being roach/mice free because thatās what a good rental company would provide. This company didnāt - regardless of my deposit being refunded your employees didnāt act surprised and the excuse we were given was āIt must have been overlooked.ā My husband was very understanding about the situation but I apologized if I am holding a bit of a grudge against a company that left my husband and I homeless. We lost a good bit a money due to a mistake this company caused AND couldnāt extend our lease at our current place because we had already given a 60 day notice. I never received an apology from anyone and the owner never reached out to me to make anything right. Returning my deposit was no question because it was money I paid to have a clean bug free apartment on move in day. Which obviously wasnāt provided. Sometimes the truth hurts and I am sorry that you guys think something like this is acceptable. Anytime you get to thinking straight youāre more than welcome to reach out with an apology and how you plan on doing better for this community - and I will gladly remove my review.
Seriously folks - take the sign and RUN from this place unless youāre ready to deal with this type of unprofessional behavior.

Do NOT rent from these slumlords especially at the Cedar Circle apartments in Rogers. I canāt go into full detail yet but Iāll update my review once I can. Just know that management is a joke and refuse to fix anything inside no matter how good and clean you keep the property. All they want is to collect their monthly rent but canāt even reinvest in their properties besides touch up paint outside and the fencing. What a joke. You canāt even have a grill on this property cuz of āinsurance policyā or else youāll be fined. These apartments are also full of earwigs and some other weird bugs in the spring/summer even if you spray monthly. We spray the ENTIRE perimeter inside and out but still see bugs crawling out under the trim or outside by the walls. Tenant is responsible for pest control cuz theyāre too cheap to pay an actual company. There is also dog feces everywhere thereās grass. Sometimes you can smell it just pulling in the neighborhood. Donāt be fooled by the photos on their website. Looks are deceiving. Donāt put yourself or your family in a bad situation by moving in here.

After three months of living here, the company bought out whoever owned it before and my rent went up $400. I now have to move. Iāve called over and over no one will return my calls. I loved living here, but Iām just not getting anywhere except for further in debt.

Beware .... they charge you a fee after you move out for cleaning even if it's perfect. They charged us to paint a wall. The only wall that was bad was in the master and it had texture overspray from their repair man when he fixed the ceiling after the ac unit went haywire. We had to cover the hole with garbage sacks and cover our bed with a tarp. They suggested we sleep in the second bedroom knowing we had cribs in there for when we babysat our granddaughters once a week. So we slept under that tarp while the insulation and wood dried. And to make sure it was right we had to get code enforcement involved.

The emergency department is really rude and makes the tenant feel stupid. Back in April of this year my wife put a ticket in for our backdoor, that has mildew rott. We can see daylight thru the doorframe. When the heat wave hit in June/July our A/C just kept running but not cooling. So I had to call them, they came out and inspected the door and then told us it will take 2 to 4 months to get a new door. I am like ok no big deal. Over 2 months has passed I had to call to check on the door repair. Door is scheduled for replacement today because they had the door but didnt reach out to schedule with us. This past Friday a storm blew one of the whilrybird off the roof. We didn't know til the next day. We call Elder on Saturday for general maintenance and then Sunday for emergency and noone thought this was important enough to call. Monday we call and was greeted rudely and was told that the process is to reach out to their Roofing company. Whirly Birds are sold at Lowes or Home Depot. It has rained Friday, Sunday and there is some rain coming today and still we have a hole in our attic where rain can come in. They need to have a secondary plan when these things happen,like a tart or something to stuff the hole til there roofing company can fix it. There doesn't seen to be process of making sure tentents home and their property is taken care of.

Horrible management, my mom has had AC out for about three weeks now with 90+ degree weather outside in a two-story townhouse. Got fees for filters that were apparently so dirty they are the reason the AC ever broke. Black mold has been an issue since moved in and they have not once tried to fix it except go in the bathroom and paint over it and not even clean up their mess or finish the job, but the wall is completely ate out with fuzz like stuff etc etc all in the water heater room all down to the front door along the wall. Itās been reported multiple times they do not care. Will not fix if youāre locked out you call Pop a lock. Youāre responsible for your own pest control which Iāve never heard of in any apartment complex or anywhere you rent. Its infested with earwigs and many other things thereās no caulking on the walls. I literally suck earwigs out from the lining of the walls in the floor 24 seven, Have seen multiple kinds of spiders here. Roaches. Even centipedes . this place is horrible. Never rent from them. The kid in the house and my mom stay sick. He has stayed in the hospital due to this black mold being so bad. Our dog has even had issues from it according to the vet this is just unnecessary and seriously is something that needs attention ASAP and not treated as if it is no big deal⦠specially when rent has never been late or a utility has never been late, plus the amount you pay monthly is not some low price!!

Really giving this 5 stars because they credit our app fee back so why not. If I were more honest it would be 3/5 stars. Iāve only lived here a week so who knows. Everyone Iāve spoken and met with at elder management has been very friendly and super helpful so no problems there. My main concerns was with the condition in which the place was rented to us. Part of the problem is I know the previous tenants did not care for the property well and had 7 cats according to a neighbor so you can imagine it didnāt smell great and I thought that would be fixed before our moved in date. I had visited the property to confirm Iād want to lease the place and the place seemed fine enough and they were obviously working on the place so I figured it would be all good and ready by our move in date. I may be a tad nitpicky, but I felt there were several things not up to a good standard. Like I said first, the smell was not dealt with but we can do that. Second the place was obviously not cleaned by a professional. There was dust all over the vents, ceiling fans, windows, and the cabinets were not wiped down well. Overall it was ok but left me with cleaning to do before I even got stuff in. Third who ever painted did not do a good job. The patches were painted with a different gleam so it noticeable where it was covered. The pantry and some cabinets needed painted and it was not done. Which I brought up to the guy who did some repairs on the place and he kind of wrote it off and basically left it up to me to do⦠fourth which I mentioned to the same guy that the place needed power washed. The outside is filthy and he said it would take maintenance months to even get to that if they will which was annoying but again I can do that myself I suppose. Fifth the lawn wasnāt left In great condition. The grass was still tall and there was patches of cut dead grass that left patches all over the place so if it is to look nice I am putting a lot of effort and time into it. I partially blame the last tenants because they let it get bad, but I would expect elder management to do a good job on lawn care or lay someone to do it before I move in. Sixth, the screens behind the place were trashed and they didnāt even replace them but I put in a maintenance request in so hopefully that is fixed soon. Seventh, they did not pick up the last tenants trash left behind the place some
Of which would need to be hauled to the dump. I also put in a maintenance request to have that hauled off but we shall see. Like I said I may just be picky but I felt as if they could have done a better job making the place nicer before our move in. I enjoy the property and like elder managements employees so far so no complaints there. Just needs to up their game in the quality of their repair and maintenance.
