This review is for homeowners looking to potentially employ a property management company.

Caveat Emptor (Let the buyer beware)

I was a tenant in a property managed by this team. They were absolutely horrible to deal with and regularly failed to meet their responsibilities to me as the tenant and to the owner of the home.

I would have stayed in this home and still been paying rent every single month on time like I had for the 18 months I lived there. I would still be making small improvements to the property and holding FSPM trades responsible for doing there job and caring for this investment property.

This PM team made that impossible with their incompetence and poor customer service. And in many ways so did the homeowner for continuing to associate with this company.

As a result, we provided the minimum notice possible, collected our entire security deposit because we took great care of the property and left in the hottest month of the year.

It was painful - But worth it to watch the rent get lowered and watch the house remain vacant for months after we vacated. As a result, the owner lost thousands in rent over what would have been less than a thousand dollars in repairs or landscape maintenance.

Basic service / basic respect / and executing on basic repairs would have avoided the owner thousands of dollars of lost rent and an eventual rent reduction to get the house occupied again.

Also as an owner, looking to employ a property management company consider this: Every time good tenants flee terrible companies like this one, you the owner adopt risk associated with a new tenant. You still have to pay these people while the property remains empty.

Remember - If you put your investment into these peoples hands, they will drive away great tenants and lock in terrible ones who will tolerate their poor performance or who can't advocate for themselves and feel like victims. Is that who you want residing in your investment property?

You and your investment deserves a better class of property manager.

(A brief note to prospective tenants. I have rented and owned as my life has required. I have managed to establish great working relationships with every landlord I have ever had. I read these reviews and thought, there is no way I will be victimized like these people have been.

I was wrong, Run away. If you currently live in a property managed by this company leave it ASAP. That is the maximum penalty you can leverage as a tenant. You deserve better and any homeowner who employs this company needs to learn they are a problem. They will only wake up when their properties don't rent and thier tenants leave. Then, when you leave write a review to raise awarness and stop the further victimization of tenats and investment property owners.)

My daughter and I live in a property managed by Tracey Benson and First Sonoran Property Management. The way Tracey speaks to my daughter is not okay. She is unprofessional, unreasonable, and condescending. An LPN who makes a quarter of what my daughter makes is belittling her! Hilarious. Tracey went on and on about guns the day we arrived to pickup our keys to the property. Religion and politics should not be discussed in a business setting and any professional person understands this. She also spoke for an hour straight without us being able to get a single word in. She went on and on about how much money she makes now as a property manager *eye roll*. The arrogance was palpable. We were worried about the way this was going to go for the next 2 years of our lease based on our initial interaction with her, but we figured we would just have as little as possible to do with her and try to ignore it. Our rental is a new build so we figured we wouldn't have many issues because it is brand new. Well, unfortunately, we had to deal with her this week for the first time since we moved in and of course it was not a pleasant interaction. Ms. Benson has people problems. She is very difficult to get along with because she's always so rude, arrogant, harsh, and unprofessional. In fact, we have not had a single positive interaction with her throughout the course of our lease. Notice all the other 1 star reviews saying exactly the same thing. We have never been on bad terms with a property manager so this is a first time issue for us. She is way out of line. Besides Tracey Benson's unprofessionalism, she also does not offer any convenient payment methods for tenants. You have to mail a check every month to her PO Box. This is unbelievable in 2023. We have hundreds of ways to transfer money instantly and electronically. Do not live in a First Sonoran property if you want to be treated with respect and the ability to make easy, electronic payments. Homeowners, do your future tenants a favor and choose from the many other property management companies out there.

My family and I rented from here for two years. We as a family went through times. I knew what I signed up for when I signed the lease, even though I was too the letter of the agreement of the lease I signed l knew what to expect. When I needed something fixed it was taken care of right away. It can be difficult to property manager but this company showed compassion for my family needs, there customer service was excellent. As a tenet I was treated very well and got what I needed, when I needed it. If I ever need a property manager she would be my first call.

The owner of this business is a horrible unpleasant, unprofessional person. The staff tries to be helpful, but are not allowed because of all of the conditions and fees and loopholes involved with this company. If you don't believe me, just wait till you sit down to review it a lease. You will end up screwed in the end and come out worse that when you began. The owner does not care about real people and hides behind her contracts. There are plenty of property management companies in town. PLEASE stay far from this one !!!!!!!

This company is very hard to work with. I wish they would get someone in there who knows how to deal with people rather than hide behind their rules and contracts. I would never recommend them to anyone and I pity the next client they get.
