*Renters beware* Darlene Jamroz represented the property owner(s) (1107 Buena Vista San Clemente) that we ended up leasing from for two and a half years. When originally viewing the place we had a few "asks" and were vehemently promised these "asks" would be handled as soon as we moved in. She's quite the talker. 1 of the items was that they would install a screen on the sliding glass door to the patio that overlooked the ocean (we had a 180 degree ocean view). It took them close to 11 months to finally send someone to install said sliding glass door (right before our lease renewal), the unlicensed contractor showed up on a bicycle and installed a screen that was smaller than the opening. We let that one go as it was laughable. The refer had mold when we moved in, we also let that go and gave it a deep clean even though we were told it was going to be handled on their end. The refer then ended up breaking, so I replaced it out of pocket (even though I didn't need to). The range quit working, and the owners replaced the broken one with a range that was 5-10 years old and had intermittent gas leaks (which was reported countless times to no avail, keep in mind we're paying $5K a month to live here) We (my wife and I) let that go too as we were in the process of buying our dream home out of State. The amount of water coming into the house when it rained because of poor maintenance was atrocious. Each time we'd report a leak it would take days and sometimes week(s) to send their "handyman" to do a patch job and "fix it". Their response "we have to let it dry out before we do anything". On one occasion after multiple days without rain, they still didn't come to fix where water was gushing in (a small pool would form in my living room), then the next storm hit. The water leak damaged our personal property inside. We let this go too. In hindsight this should've been the last straw, but I've always been an easy going tenant, I was also in the middle of out of state real estate transactions while simultaneously building another business, so this was the least of my worries at the time. We are now connecting the dots that there must be an intense mold issue as my wife (of whom is extremely healthy) was constantly sick the past year and my healthy German Shepherd unfortunately passed three months before we moved out. I went to 4 or 5 different vets ($10K later) and no one could figure out what was wrong with her. I could go on and on about the issues we encountered. We decided to move to our home out of State full time. 60 days prior to moving I spoke with one of the owners (the wife) and let her know she could keep our brand new stainless steel refer (nicer than any of the other appliances there) and asked she fully refund my deposit in a timely manner. I even hired a professional cleaning service to "deep clean" the place and left it much cleaner than when we moved in. We are now past the 21 day deadline and still have yet to receive our $7500 deposit back. Owners like Hamid Roknian are the definition of slumlord. When I explained to him that he was past the deadline and I'd be coming back to CA for business the next week and could legally take him to small claims court, he stated he'd stop the check (he supposedly mailed) and to go ahead and sue him. It it wasn't for his sweetheart wife who went over his head and sent the deposit back (only partially because of the daily limit she has) via Zelle, while I was in the middle of this review I would have done just that. The money doesn't matter, it's the principle of it all.

How do I begin to express my gratitude for our realtor, Steve Randall. In all of our years of buying and selling real estate, Steve is by far the best realtor we have ever experienced. What separates himself from his peers is his dedication, expertise, commitment, his incredible interpersonal skills working with his clients, realtors, loan officers, HOAs, potential neighbors, etc… and his foresight to anticipate every foreseeable next step or questions to ask. Steve will go the extra mile for his clients, putting in that extra time to “seal the deal”.

Our first experience with Steve began in 2021. Our son was looking for his first home in the Temecula Valley area. He was recommended by our prior realtor who retired. From the moment we had our first interactions with Steve to look at property with our son, we were not only amazed by his charismatic personality, but his genuine desire to help find him the perfect home. The market was absolutely crazy at the time, with sellers getting multiple offers way above the asking price. Steve spent endless hours and weekends with us to show multiple properties over a few months, interacting with the listing agents, making multiple offers, only not to be accepted because it was difficult for our son to compete. Finally, with Steve’s persistence and his awesome interpersonal skills with the listing agent, an offer was accepted. Our son was elated and within 30 days, the escrow closed.

That same year, we needed a realtor to sell our mother’s home in San Clemente, and of course, it was hands down going to be Steve Randall. Again, Steve made the selling process seamless and painless!

Just recently, our daughter also needed to find her first home in the Temecula Valley. A property had just been listed so she engaged Steve as our realtor once again. Our daughter loved the property so Steve helped write up an offer that evening. Again, I cannot express how important this is for a realtor, but Steve made an interpersonal connection with the listing agent. I believe if it wasn’t for that, her offer would not have been accepted. Steve arranged a detailed home inspection, a termite inspection (although the HOA is supposed to be responsible for the properties) and even arranged a meeting at the property with the HOA representative, all during escrow! I am not kidding, he will go the extra mile for you! He made countless phone calls on our behalf with our CalHFA loan officer, to get information and keep escrow moving in a timely manner. He always kept the listing agent abreast if we were delayed. Our daughter’s escrow recently closed and she has successfully moved into her new home!

Realtors at First Team in Southern Cal are disorganized and dishonest. Beware of their unlawful threats to get you to sign documents that
you don't want to sign. Make sure you read all the documents before you sign. I wouldn't recommend them. Unless you buy the property as is, make sure you do the diligence to check out the roof, the plumbing, the foundation, etc. Do not use the contractor that the realtors, including the one that represents you, recommend. Because most often they lie to you that there's nothing wrong with the property so they can close the escrow quickly. Do not agree and sign the seller's disclosure until after you do the diligence. The seller may not disclose to you that the property has leaking roof, plumbing blockages, or worse, the foundation cracks because the hill side is slipping away. By law a room has to have a door, at least a window, and a closet in order to be called a bedroom.
