Absolutely horrible, neglectful Property Management company. Do NOT use First Residential Property to manage your townhomes or your HOA. Complaints and concerns go ignored and you get no repsonse from the property managers. Many owners have left numerous messages and you never get a callback or an email to at least acknowledge they received the information. My lateral sewer line broke and for 5 days, First Residential told me it was my responsibility. When they figured out it was THEIRS, it took 9 days until they had a plumber out here to start digging for the pipe. My family has gone 13 days WITH NO WATER (no toilets, no showers, no laundry) and First Residential has not offered any hotel for us to use. The managers are snotty and rude if you finally get one on the phone.
Our pool bathroom lights and mens toilet has been broken for 6 months...nothing has been fixed. There are many other unhappy home owners here in the community with numerous complaints. When you call the main phone line, you cannot get upper management on the phone. They charge sales tax on deposits for pool keys (which is illegal). They would rather argue with owners of property instead of dealing with the situation. Time for a new management compant.

I contacted FirstService Residential - Carlsbad, regarding trees in the canyon behind our home that were not being watered because of how brown they were. We assumed the sprinklers were not working and were a bit concerned since this can be a fire hazard. Vanessa Deffenbaugh and Melanie Kroen responded to our request immediately and within a week I noticed the trees were recovering from the lack of water.

Our thanks to Vanessa and Melanie for handling this promptly. This could have been a very different outcome if not for their quick response to our request.

Lori Smith from FirstService was amazingly helpful while trying to get an emergency permit from our HOA so I could install a new water heater. She worked tirelessly for 48 hours to contact Board members on a holiday weekend so I could install my new water heater. She communicated often and kept me updated regularly, even after work hours. She seemed to genuinely care and went out of her way for me and my family. I truly appreciated all her efforts. Thanks Lori!

Lori Smith is by far the best HOA manager I have had the pleasure of working with. She is very organized, she knows exactly what the processes are and protocols highly efficient and very knowledgable. I trust her to take care of the requests and issues that come up with my home/property. She works diligently, thorough and excellent work ethics. I mean I can't say enough, if I was her employer I would be blown away by the she takes care of business. I would definitely hire, promote and give her a raise!

Karen Hunter has helped me with our HOA approval process for changes we intend to make to our home. She has been extremely helpful, responding to requests made in a timely manner, and has really made the process easy to navigate. Her customer service is excellent!
