I don't know where to begin. Countryside Village Apartments doesn't exist anymore. Welcome to Focus Property Management!!! Focus bought out this place from Midwest Realty Management!

Rent was 690 a month in April of 2021 for a 2 bedroom apartment.

Rent increases to 745 a month a year later.

885 a month the next year

940 a month the following year.
Now this place is asking 1100 a month plus Internet utilities and RUBS System water sharing. You absolutely are forced to have TDS Fiber whenever you like it or not. 50 bucks a month.
I've seen quite a few people leave this place. There is two vacant units in my building going on three which is myself.
Charging 1100 a month for renovated or not renovated units for lease agreements starting in 2025.
Cars are constantly speeding through the parking lot, dumpsters are a disaster overflowing and are disgusting. and placing additional dumpsters on blind spots on the corners of garages is dangerous. An Pedestrian could be hit by a car. Exiting garages is dangerous due to the speeding. I had to honk my horn several times while driving my car out of the garage. 12 feet by 24 feet garages are a nice size, but are not powered or have garage door openers. Garage door openers would make it safe for everyone. Don't need to worry about getting in and out of your car to unlock the garage door with your key.
Snow removal is a joke. Yes, yard and snow removal maintenance is another charge! Dead branches in bushes, branch hanging from the tree in front of the pool (Still not addressed as of 3/30/35) . Just overall inconsistent effort in making the place have good curb appeal.

There is no one in the office to talk to. This is all done over the phone or email. Constantly being promised to have issues taken care of. Most issues take forever to remedy. The maintenance staff here are burned out and being constantly harassed by their management staff that are off site and have no clue what's going on around here. This is my impression, I keep getting the "They know about it." Response when bringing up issues in person.

Starting in May there will be dedicated tow trucks to tow any vehicle that's not registered or belonging to the resident that's assigned to the parking spot. Guests absolutely need to be aware to only park in the visitor parking areas or on the street.

There was a number of vehicles that are not fit for the road and are unregistered. Some were left abandoned on the property for over a year. These vehicles were recently towed over the past month. Took forever to get them towed out of the parking lot.

Those lights....they collect spider webs in the summertime... Hopefully the grass will be mowed more regularly and the landscaping kept up more in 2025.

Some issues may have been corrected, some are not. Some issues still exist (Dumpsters, Parking Lot Speeding) that Midwest Management aka Countryside Village Apartments failed to address and even Focus Property Management.

When you call Focus to discuss these issues you get the spiel "unparalleled experience and seek to Improve the Lives of all residents and provide them with a place they are proud to call home." Focus doesn't backup these statements. Using de-escalate techniques to get you to not be upset and forget about the issue.

This place will give you constant headaches and inconveniences to disrupt your already busy life.
As people move out, each unit is getting renovated. Doesn't make up with all the hassle you are going to experience.

Save your energy, save yourselves, avoid anything managed by Focus Properly Management at all costs!!!

Focus is an increasingly greedy property empire that will rule with an iron phist. I'd give 0 stars if I could.

Look out for your best interest and do your own research. This is only the beginning!
I have seen a bunch of people leave and live somewhere else!
I'm surprised the media hasn't caught wind of this place yet. It's questionable if charging for every little thing is illegal.

Terrible mold problem and there’s nothing they can do besides give me fans and dehumidifier to rack up my electricity bill. Terrible winter drafts through the windows so heat has already doubled the electric bill. They continuously wanna send in maintenance when He can’t fix every wall leaking.

Communication is key to moving in a new place. Communication was excellent from the beginning even now. My answers was always answered quickly and friendly. I am no good with apps but they made it easy for me by going through the process step by step. I am very happy in my new home. I would definitely recommend Focus and Ridgewood to anyone. Thank you

I am new to renting with Focus and so far my fiance and I have had a great experience! Our unit is older but is obviously taken care of. Every staff member has been helpful as well as timely about responding. Shay, from their maintenance team, helped us out with accessing our garage as well as unclogging our kitchen sink. She was both professional as well as personable and while I certainly don't hope for things to break, I'm glad we're in good hands!

There's a few downsides, as there is with any apartment. But there are many more upsides! We're in the August Ridge Apartments in Green Bay, WI.

Cons:
- No keys to the patio/balcony doors.
- You can't tour the apartment in person beforehand.
- No overhead lights in either bedroom - have to plug in lamps.

Pros:
- Staff are VERY flexible and work with you! We had to change our lease several times due to a roommate who was moving then wasn't.
- They allow our pets!! Dogs and cats!
- Staff are nice! And neighbors seem to mind their own. It's a very relaxed place & conveniently placed apartment complex!
- The move in process was SO much more comfortable and flexible than other places. These Staff members made sure all of our questions were answered and that we knew exactly how to pay our bills, get the keys, and how trash and everything works.
- 4/5 recommend the apartment at August Ridge, 5/5 recommend Focus Property Management. Amazing staff & very helpful.

DONT RENT FROM THIS COMPANY!!!!!!!!!
Not sure who the people leaving 5 star reviews are they must be new tenants.
Do not rent from this company, they are out to nickle and dime tentants. Ever since this company has taken over southtowne village apartments rent has become unaffordable with no upgrades or amenities I am being over charge for utilities, no one ever answers texts or phone calls. I received a 500.00 garbage fee when the property is covered in trash. They dont deserve 1 star. Very greedy company. DO NOT RENT FROM FOCUS PROPERTY MANAGEMENT YOU WILL REGRET IT!!!! As you can see trash everywhere in the pictures! Also have had black mold problems!!!!! If your thinking about renting here please reconsider!!! Also talked to them about over charging for utilities, basically told they can charge me whatever they want since i am on a month to month. Don't let their review response below fool you. Yes they did bring in new washers and dryers that cost twice as much as previous ones. My buildings backyard was pitch black at night and they never cared about anyone's safety. I was never given a warning about trash just the ticket, they are gas lighting because they have 80+ units open even the maintenence team has quit due to new companies bs policies . And yes they've upgraded and re did parking lots and turned around and charged every tenant (500+ apartments) a 350.00 fee to try and recoup some of their funds. If anyone wants to see the truth just go on the Facebook page South milwaukee townhall there is a large number of southtowne residents complaints, so many that they have started their own Facebook page for the tenants to help each other and share information. Do not let them fool you, money is the only thing they care about that's why a bunch of tentants up and left. Class action lawsuit coming soon!!!! They also called to tell me they were starting an eviction for me even though I had already moved and returned my keys. They are definitely biased and have retaliatory behaviors. Management is unprofessional and has extremely poor attitudes especially Brian.also if you notice after someone leaves a bad rview they flood google reviews with good reviews so they stay at the top of the reviews list. Your not slick focus property. They also dont honor the damage insurance bond i bought when i moved in. Stay away from anything managed by this company. THEY ONLY CARE ABOUT MONEY!!!! They also submitted a false receipt with a higher amount to a debt collection company and i was able to get it taken off my credit score by providing evidence that stated otherwise. Watch out they are scammers. ALSO NOW TOWING PEOPLES CARS TO SCAM A FEW EXTRA DOLLARS also read their response to my review saying they take cleanliness seriously but my pictures say otherwise.

I would like to say thank you to Allison at focus who made me feel awesome by answering the phone and saying hello Denise how can help you today.I have been a tenant since 2012 .The property has sold 4 times in 12 years .Focus is the absolute best ! So caring and attentive for any thing needed.I would sign a 5 year lease if they offered that's how happy I am to reside here at Franklin park .

She is extremely pleasant, professional and very attentive to the needs and/or problems of a tenant.
