Portfolio manager must be asleep at the wheel. Company wide, emails are not returned, all calls go to voicemail and not returned. Requests through the portal are ignored and IF you receive a reply, it's weeks later and too late. The portfolio manager for Penn 11 response is it must have gone to my spam folder. If my simple request from a little over a week ago had been addressed by the portfolio manager, it would have prevented my bank account from being debited twice on the same day for the condo fees. Instead of a profesional response from the portfolio manager, she pushed it off to someone else. No way to run a service oriented concern.

Gates Hudson is the worst HOA management company I have the displeasure of dealing with. They have on numerous ocassions failed to respond when I contact them with issues. I hope their lack of communication is not a deliberate attempt to avoid homeowners seeking to have their problems addressed. I reside on a pipestem in Walney Village Ct. When it snows, the pipestem goes unploughed until the snow melts. We who reside on the pipestem usually have to pay someone to plough the street for us or do it ourselves. We all pay the same amount of dues regularly and don't get the same services that our neighbors who reside on the main street get. Repeated communications to the HOA for answers have failed to yield any results. The HOA is quick to engage the services of a collection agency to harass owners, who either miss or are late with payment and yet can't use the same energy to provide services it is contracted to provide.

Very seldom visit the clubhouse for any reason at all, even though I been in the neighbor/community for almost 12 years.

Had an opportunity to stop at the clubhouse to meet the General manager, Michelle Meyer. She came out of the office to greet me and offered assistance. I had a few subjects I want to discuss and she allowed me to speak, without interruption, and answered in a manner that I understood the policies as they are now.

I offered a few suggestions, she didn't only listen, but wrote them down. I came back a couple days later and she remembered me by name and gave me an update on the information I was seeking.

If I had to I would recommend others to stop at her office if they had specific information they are seeking. She was "on point" in here assistance for me.

We have been working with Gates Hudson since December 2021. As a condo association with various unit styles, Gates Hudson has shown flexibility in handling our growing maintenance needs in an aging community. Our manager has efficiently managed emergency maintenance, even during holiday weekends, while being over six hours away and answering calls while on vacation. The hands-on approach of our management team, led by Jennifer Cline and Heidi Petty, is something we greatly value and appreciate.

Although we have many positive experiences with our management team, it is important for condo board members to set realistic expectations when working with an offsite manager. Offsite managers oversee multiple properties, and successful management requires an involved board that supports and considers management recommendations.

Gates Hudson has assigned us an excellent team, and we look forward to maintaining our association to meet our residents' expectations for years to come.

I am the president of the Yorktown HOA (Arlington, Virginia). I bought my condo in 1989. I have dealt with several property managers and four managing companies through the years.
Our current property manager, Ms. Susan O’Neil, has been the best.
In my dealings with Ms. O’Neil I have found her to be highly professional, very dedicated and extremely helpful.
She has provided wise and sound guidance in order to make Yorktown a wonderful place to live.
She is always on top of the most pressing issues and quick to act on my requests.
She is a good listener and a great communicator when dealing and interacting with our residents.
It is a joy to work with Ms. O’Neil.
