We rented a home in Mountain View, CA for which Joe DaRosa and his company Gem Property Management was (mis)managing.

It was very difficult to get Joe DaRosa to address several key problems with our property. We were paying top dollar but that was not enough incentive for Joe to do his job. To be fair, any issue that was cheap to fix was addressed quickly but serious livability issues were ignored, even when these issues posed health and safety risks for disabled tenants like me. Examples include:
1) It took multiple phone calls to get him to send someone to clean the slippery deck right outside our living room. My wife slipped and fell on it, perforating the MCL in her left knee. She had to be seen by a physical therapist and it took about 18 months for it to completely heal. Additionally, I have a neurological condition that makes walking difficult on bumpy or slippery surfaces, but multiple requests to get this work done were met with inaction from Joe. Finally, I had to call him and threaten legal action before he sent someone to clean the deck.

2) In what was a bit of a pattern, Joe has a tendency to mansplain to my wife. There were (and probably still are) multiple leaks in the roof that led to multiple puddles in the kitchen. When my wife called to request action, Joe condescendingly explained why roofs are hard to fix in Northern California. The roof was a disaster but Joe did not bother to fix either the leaks in the roof or the skylight.

3) It seems that Joe has not updated the carpet in ages. There was (and probably still is) a long patch in the carpet that was so beaten down that the underlying nails poked us any time we stepped on that patch. After multiple phone requests were ignored, we finally had to put towels on it to provide a cushion that Joe should have addressed.

4) There was a large amount of black mold in the house. The shoddy upkeep and usage of cheap paint became a health issue. The attached photos point out how bad the situation was.

The limited supply of rental homes with a decent commute meant moving was not easy but it is still vital that future tenants and landlords are aware of this experience.

Given the multiple violations of the Americans with Disability Act (ADA) from Joe DaRosa, we are considering legal action that Joe has left his client the landlord exposed to.
