This company and their parent company are ruining Fort Smith while they profit off the blood and tears of the lives they upend. If your apartment is bought by them, prepare for the worst. Citizens of the city always suffer when they enter the picture.

Are you a business owner? If they buy your building, you’ll be quickly shoved out the door as soon as the lease is up. If they already own your building, they’ll sell it out from under you, no matter how well you’re doing. I’ve seen no less than 4 business I adore get closed thanks to them, hurting the overall economy, the business owners and the customers.

No response necessary, guys. Nothing you say is gonna change my mind or my review, so don’t waste your time. 🙂

Lived at one of their properties called Park Place. Terrible experience, tried contacting the office and even going in to try and get a breakdown of why we were paying so much for blinds to be replaced and no one would get back to us. The people in the front office were not helpful, if it was even open, it was always closed. They hiked rent up and used it to make cosmetic changes but nothing to actually fix the underlying issues. We lived with mold in our apartment the entire time we were there, but they said it was dust, either way, they should have inspected it more. Very disappointed they refused to work with us on making an $825 payment for damages. Not going to lie, I did fully expect to pay something because of some damage that my dog did, but paying $300 for blinds that broke as soon as we moved in is crazy. It had to be paid in full with in 30 days, they would split it and if we didn't pay we would be sent to collections. Almost all of the positive reviews on their Facebook are from either people that work for them or the apartment complexes pages themselves, that is a huge red flag. Do better

Do NOT come live at The Hendrix By Haltere. It’s full of roaches. The pipes are ALWAYS leaking EVERYWHERE literally always having issues with everything and nobody does anything about it. The manager is a great guy but the maintenance guys don’t know how to fix anything. Right now I have my whole living floor full of water because some pipes from two neighbors down busted HOURS ago and nobody has came to clean anything up. And don’t even get me started on the price. They keep raising our rent up just because.

I had the honor of working for the Northwest Arkansas Profolio and I cant say it enough; Ghan and Cooper, Kathleen, and Amy do an amazing job managing the properities they have. They come on site often, they take care of their employees and watch out for the good of the residents and community. You cannot go wrong with living at a Ghan and Cooper community or working for one. Thank you Kathleen and Amy 🙏🏽

This company just took over management of the apartments I have been staying at for over 12 years.
It's only month 2 and I get a three day pay or leave notice for "unpaid rent"
My rent was dropped off on time. I have never missed rent in the 12 years I've been here. They don't offer receipts for paid rent, they offer drop boxes or pay online for an additional fee. Kinda shady practice if you ask me.
I called as soon as I found the notice. I was told to call back the next day.
I call back during their posted office hours today (the next day) and can't get ahold of anyone. The person I'm supposed to be speaking to has a full voicemail box so I can't leave a message. The main office isn't answering their phone.
I don't know about anybody else, but I can't afford to pay double rent, especially in this economy.
So basically I'm facing eviction from my home of 12 years because they lost my rent payment and don't offer receipts?

Avoid this company.

On a side note, I love how all of the good reviews are from employees of the company and not actual tenants.

Update:

"Evening. We always suggest to residents to open your on line portal and pay through It. Then there is no discrepancy. If you email or text your manager, they will gladly re send you the link that was provided when we took over. Thank you and sorry for the inconvenience Mr. Pupper."

So I have to pay EXTRA for proof that I paid my rent? I have to pay EXTRA for a receipt? What if I'm working a minimum wage job and can't afford that? I get no security in the fact that I pay my rent?
Once again, Shady.

Update: They seem to think they can just take tenants personal property without a court issued lean. Based on Arkansas landlord and tenant rights a landlord cannot take a tenants personal property without a court issued lean unless it is abandoned property. They seriously need to hire better property management.
I'm getting away from them as soon as I can. They are SUPER shady.
Good job ghan and cooper, you're losing a long term tenant.

Worst company I have ever rented from it is now June 5th IV had a window missing in my bedroom since October screens were never put on windows like promised 2 years ago since talking over the apartment complex I live in parking has become an added expense even though under a lease last month my lease was up decided to go month to month with not only an increase in rent but a month to month fee less then 3 weeks later get an email saying now they are going to raise it another 200 from the increase so almost a 450 a month spike..... I actually love the apartment and would stay ur to get any regular work done like a window fixed screens put on or even heat fixed during the winter is like pulling teeth i would highly recommend looking elsewhere to rent

They won't call you back when their property managers are out of line. I don't live there and I'm sure I won't.

Edit: 7/26/22
Well, I moved in to one of their properties and it was a Mistake. They just threw away my plants and patio table because it was "ugly". It was homemade.
Their property manager still doesn't answer the phone or texts. My AC went out and they have emergency maintenance turned off so I had to forego sleep to go to their office after an overnight shift to ensure that they knew it was out. Same thing when the toilet broke later that same week.
They don't communicate, only paste rude letters or send vague texts.

So, to whoever at Ghan & Cooper answered my previous review: I'm plenty qualified now and more angry than I used to be.
