We own a 36-unit apartment building. When our RM quit without warning, we needed a replacement but lacked a vacant unit or a competent & available tenant. We don't live nearby and thus needed to hire a Property Manager fast.

We found the highest rated firm, and they said all the right things, but their contract was all about fees, a cancellation penalty, and the requirement that we give them 5% of the building's value if we EVER sell it (even if they no longer manage the property). Other companies were similar, and again all about their fees.

Then we found Dan Glaser of Glaser Property Management. He too said all the right things. However, his contract documented everything that we discussed. Yes, fees were included, but they were far more reasonable and without a sale or cancellation penalty. Someone has to be very confident of their customer service to provide an opt-out contract. We signed that day, and he went to work the very next day, being on-site each day until a RM was employed.

Glaser handles our vacancies, timely maintenance, and maintains clear and accurate financial records that we can access through their on-line owner's portal. We get status texts when appropriate, rapid responses to our questions, and they protect our bottom line by recommending lower-cost vendors.

Four months later, the RM at our other building (26-unit) encountered a sudden and long-term medical emergency, so the logical choice was to involve Glaser Management here too. Almost immediately that building was struck with a series of maintenance nightmares (roof cave-in from massive rains, and ruptured drain lines almost every month), and Glaser handled them all in stride without charging extra. We sold this property a year later, and Glaser walked with the broker and prospective buyers, doing everything to facilitate the sale, even though it would mean he was loosing a property.

Glaser is always about doing the right thing, and he has never disappointed.

Glaser Property management is a wonderful family owned management company. I love their customers first approach. This company is small but they will definitely be growing as I am sending all my clients and business to them. They have fantastic analytics for those experienced investors interested in "the numbers" and are very hands-on for those with little-to-no experience and first-time real estate owners. Daniel is really great. He's a fourth-generation real estate owner/investor and uses his expertise to help his clients make sound decisions. My brother and I decided to retain Glaser Property Management company to manage our family's multi-unit property, and I can confidently say that it was the best decision we made with respect to the property. Daniel and his team are trustworthy, efficient, and responsive - what more can a landlord want from a PM?

Our previous PM dropped us as a client with a 2-week notice right around the Thanksgiving weekend (and I had a two-week old baby at home to take care of). Needless to say, I started to panic and contacted over a dozen of local PMs. Daniel was quick with his response and offered to meet me with minimal notice. Despite receiving cheaper quotes from other PMs, we decided to go with Daniel because of his management philosophy and straight-forward fee structure. It took Daniel and his team less than a week to fully take over the management of my property and set up a bank account to collect the next month's rent after notice without a hiccup.

Since taking over the property, Daniel and his team have been in constant communication with us to keep us updated on all matters relating to the property. Daniel's proactive approach in identifying potential repair or tenant issues, and suggesting corrective actions have been very helpful and educational. Not only is he knowledgeable and competent, but we feel like Daniel genuinely cares about our interest ahead of his own.

If you are looking for a property management company that will take care of your property as its own and be attentive to your needs, Glaser PM is for you.  My husband and I own a single 4-plex out in Los Angeles but the level of effort that Daniel and his team put into the property makes us feel like we are his biggest clients.  In addition to handling all the administrative tasks such as dealing with the city's rent control unit and Section 8 housing folks, Daniel's recommendations when it comes to property improvements, repairs, and tenant engagements demonstrate the extent of his vast knowledge of the industry.  Most importantly, Daniel is always available to any questions that my husband and I have; but we rarely need to reach out first because he is constantly updating us on matters so we are up to date.  Thank you, Daniel!
