Grayson Management and their entire team: Unprofessional, incompetent and not customer friendly. Stay far away from this group.

Grayson Community Management is one of the most unprofessional organizations I have ever encountered. Their unprofessional culture is a reflection of their leadership. Under CEO Allan Melkesian’s leadership, the company lacks integrity and transparency. Melkesian appeared to work behind the scenes with our board president, Ray, to use homeowner fees to their own benefit, often at the community’s expense.

Grayson did not understand nor follow the Declaration of Covenants, Conditions and Restrictions (CC&Rs). Nor did they properly advice or guide our community led board on the the CC&Rs. This led to community members hiring attorneys to protect our interests.

Many times during community meetings, which are now organized online via video, Grayson cut off community members when we shared issues that needed solutions. Additionally, Grayson team members were condescending, rude, and not empathetic toward home owners needs or concerns. Grayson was known as having dismissing attitudes and lacked respect for the home owners.

Their knowledge of Davis-Stirling best practices is abysmal, and they frequently operate outside HOA rules, including in Executive Sessions with our ignorant board. They conducted numerous closed-door executive sessions with Ray, excluding homeowners from critical information and lacked financial transparency. This included hiring attorneys to send letters to homeowners without board approval, which is not only unprofessional but illegal.

Our treasurer, Bob and Ray circumvented standard HOA procedures. Their behavior was supported by Grayson who benefitted generously from our fees. The board, unfortunately, lacked the expertise to recognize and counter this behavior.

Francisco Martinez, the supposed manager in charge of $1 billion in assets, was highly inexperienced, unresponsive, and disengaged. He was lazy and lacked common sense on providing solutions. His absenteeism and failure to uphold contracted responsibilities left our community unsupported. Phone calls and emails often went unanswered, and he rarely showed up to meet homeowners during his scheduled hours. Additionally, Eagle Ridge agreement stated that Grayson must have a manager on site at our club house weekly. These people were rarely seen at our club house.

After years of fighting to give Grayson the BIG boot, our community finally succeeded in replacing Grayson Community Management with HOA Services.

If you’re considering Grayson, I strongly recommend you look elsewhere for a competent, honest management company. Check out their background and speak with someone in Eagle Ridge and we are happy to share our experience.

Incompetent at managing even the most basic tasks at a property. The HOA I am part of has gone months after being told during meetings that issues would be addressed, some as small as changing lightbulbs all the way to as large as having mailboxes that are not in service. When reporting issues I am treated as a nuisance by the help desk staff and a response from our property manager comes weeks later in email stating that the issues have been rectified. Those are blatant lies and the problems are not rectified as I stare at these issues months later, today. I don’t believe Brian, our property manager is capable of managing the 70 plus unit site and I will be rallying my neighbors in the near future to have him and Grayson replaced.

Our HOA came to Grayson due to being mismanaged in the past leading to special assessments. Don’t make the same mistake we did, the grass is not always greener.
