I'll start with a 3-star review, just because I haven't been able to communicate with this company yet. I will say I'm quite versed in HOA management, and my first impression is that their website is incomplete and lacking in contact information, and their fee structure seems quite exorbitant in this era where self-management is becoming very standard for HOAs who use online platforms like Buildium.

My concern is that I closed escrow on a condo at Country Hills West HOA - 1000 N Beaver St - this is a development that should be seeing sales prices in the $400-450/sqft range, but they're still very far below that price point - like almost half that price. This is detrimental to protecting the fiduciary interests of the members of this HOA. My observations are that there is no groundskeeping or maintenance or visits by management to enforce the rules/regs. Examples: about a dozen broken trees, parking lot surfaces that drop about 3 feet, parking stop blocks not secured to the parking spaces, vehicles in disrepair (entire rear ends hanging off) sitting in visitor parking unmoved for at least 3 months, barbecues on balconies - this is a fire code violation, and could cause much higher risk assessment scores thus increasing premiums paid by the HOA, bikes parked on front entries of units, signs in windows, etc., etc. If there was better maintenance and enforcement here, owners could be earning rents that were $3K/mo instead of $1200/mo, and have property values that are on average about $200K more than they are today. This is unfortunate.

I also am concerned that I have not been contacted since closing escrow - how is the HOA paying their bills if the management company isn't setting up a method for me to pay my monthly dues? This is really concerning. I'm being proactive here, but I sure hope I'm not covering for someone else not paying their dues.

This company never contacted me for delinquent HOA dues for five years after they assumed responsibility. Then they sent my account to collections without ever making contact with me during any of those five years. They are impossible to contact by phone and they do not return calls if a voicemail can even be left. I suspect that they are attempting to steal properties by letting the dues go delinquent and then pick them up by foreclosing on them. I am strongly considering pursuing legal action against them.

The fees we pay go towards a towing company - not landscaping, providing sufficient parking, or even street lights. They're not here for the homeowners or tenants. They make our lives much more difficult - I would not suggest buying into a neighborhood that they manage.
