I agreed with other people here. Terrible service & business. We returned our rental house in a very good condition just as moved in. I spent a day cleaning very corner (that how I cared). They still charged hundred dollars for deep cleaning, it was still acceptable to us. However, there were so many additional charges that unacceptable come up more than $1.2K. They failed to provide us with the detailed receipts (items/labour hours) to justify for their charges even I requested so many times. Those charges were for prepare the house for sale not for new tenants. Besides, we was told if we could find another tenant that replace lease we wont be charged for the rent after moving out. I did help them to find a new tenant that willing to move in immediately, they did not reply, then waited a month later being told they are selling the house (in the peak of housing market, May - June 2022) then we still be charged 10 days rent after we moved out. They never replied to our emails or try to settle the account after that and sent us for collection. Plus all the terrible maintenance services/ repairs during our stay. Should stay away.
I'm adding more to review per the management's response as they sounds like we are unreasonable. This is the first time ever I wrote a review. The review will not be posted today if there were any effort to resolve our frustration.
I understand that we may have different perspectives to the issue. What I expect from a service company is to communicate. You should reply to our request and attempt to resolve not to ignore and send the unreasonable charges for collections. Then we surprisingly found out the negative credit report. We could even use the third party services to judge. I'm writing here for other pp to be aware of how you are doing business, not seeking any changes on our account.
1)There was no early termination in the lease, and agreement was like I said above, no charge ( or 2-3 turnover days) if we can find replacing tenant. I notified you 2 months before and tried to find you new tenant, after you made us wait few weeks on the prospective new tenant, you notified us the intention to sell and told us we wont be charged, then you changed your mind. It was $5K deposit and I paid $1.5K last month rent. Those I believe should be enough to cover for all repair expenses and cleaning. Or send me detailed statements.
2) Sounds like we damages the house but we did not (images) and it was perfectly cleaned. We requested detailed charges, not a house inspection report with hundred small items, which most were there since we moved in, the house was old and not perfect. I want to see what you repaired and how much we were charged for each item. You only wrote other repairs charges $1.2K on top of $450 cleaning.
Under California law:
"The landlord also must send you copies of receipts for the charges that the landlord incurred to repair or clean the rental unit and that the landlord deducted from your security
deposit. Receipts for services should include the hourly rate and amount of time spent, both of which must be reasonable and not be excessive. The landlord must include the receipts with the itemized statement.301 The landlord must follow these rules:
• If the landlord or the landlord’s employees did the work—The itemized statement must describe the work performed, including the time spent and the hourly rate charged. The hourly rate must be reasonable.
• If another person or business did the work—The landlord must provide you copies of the person’s or business’ invoice or receipt. The landlord must provide the person’s or business’ name, address, and telephone number on the invoice or receipt, or in the itemized statement"
