Office staff was able to answer my questions about the apartment. My credit score is 650 and I got an answer in 2 days that I was approved. If you have bad credit even if you apply before anyone else, they will reject you. The apartment is cozy and cute, the building is small and quiet. It's a family owned business, you can tell as soon as you enter their office in Encino. I am very happy living here!

My husband and I were the first to recently apply for one of the 12114 Hoffman St. apartments in Studio City, that this company owns, only for the apartment to be given to somebody else for no apparent reason.

The apartment was charming and filled with character, but was lacking in some maintenance so we had a couple questions regarding that. We also had a couple basic questions about the parking situation, as the girl who I spoke with at IML Investments was unable to answer any of the questions for me. Therefore, we asked to speak with the direct property manager as we were told he would be able to answer our questions.

We filled out the applications, wrote the application check and gave all information necessary for our credit to be ran, which by the way is very high. We were willing to look past the couple of maintenance issues and either fix them ourselves or just live with it, but thought we would just INQUIRE about them first. No harm in doing so, right?

After a couple of days, we never heard back so we followed up multiple times. We were told not to worry and that they would call us when the property manager got back to them. We were VERY willing to move forward anyways even without having our questions answered (that's how much we loved the apartment) only to then find out that they just gave the apartment to somebody else! None of this makes sense. We weren't even given the common courtesy of a heads-up or anything! Obviously, we assumed other people were applying, but if we were the first and we just had a couple of questions--why would we be punished for that? Why couldn't you guys just answer them, and then you would've had great, responsible, and clean tenants! So upsetting and extremely disappointing.

IML Investments does not care to run their business with character or integrity. Instead they only care about the money and are willing to mislead and mistreat potential tenants.

Maybe it's a sign--who wants to live in a complex owned by people who don't have you and their properties best interest at heart?

Could not be happier with my decision to get an apartment at IML. Apartments are not the best but are affordable. The staff is friendly and patient. They leave the vacant units open during the day so we took our time checking it out.

Apartments are good and they are very affordable and our rent doesn’t go up an insane amount every year like other places we lived. Overall, very happy with it.
