You will NOT get your security deposit as they have a "head leaser" who will steal it. When you reach out regarding your security deposit, they will ignore your multiple attempts until you threaten legal action.

I have rented with this property management company for few year and I am pleased with their service. All service requests were promptly addressed on time. I had to move out of state, then they were flexible to offer me month to month. They have refunded 100% of my deposit amount. Overall I am very pleased with their professionalism. Lastley, but not leastly the property manager Wendy was great to work with and she was always helpful with all my requests.

We have been renting this property for a few years now and we are very satisfied with our rental agreement and Wendy has always text or emailed us on a timely manner to communicate any issues. Direct billing is a very convenient way to pay our rent on a timely manner.

This company's practices are completely unethical, and the property manager I dealt with is absolutely horrible. Early on in my lease I asked her if we could plant flowers in the patch of dirt just outside our patio, and was told yes. We invested approximately $250 in plants and flowers and spent the time working to make the property more appealing only to find out this was a violation of the HOA rules. Our property manager Wendy told us we would have to remove the plants, but she did not reimburse us for her mistake.

At move-out time, Wendy Lui showed her true colors. She demanded that I complete the move-out inspection at 5 pm on the last day of the lease, even though I advised her that the carpets would still be wet from having them professionally cleaned . After we completed the walk-through I asked for something in writing related to me getting my deposit back. She insisted that she never presents tenants who are leaving with any final paperwork, as she has 21 days to return their deposit and "something might come up" AFTER the final walk through. I didn't believe this practice was legal, so I called my friend for advice who spoke to her through my speaker phone. He let her know she had to complete a move-out inspection form and provide me with a copy. Wendy was visibly angry and hostile, denying I had the right to bring another party into the conversation. After some time she reluctantly agreed to retrieve the move-in/move-out checklist from her office, adding another 45 minutes to the time we spent trying to finalize our business with her. When she returned we completed yet another walk-through together. She noted five minor things on the inspection, i.e., "small spot on carpet" in MBR closet. Beside each note she indicated there would be no deposit deduction. After she signed the inspection, she hatefully scolded me for bringing my friend into "our business".

A few days later I received an email from her with my deposit refund statement indicating she was withholding $250 for a stain on the carpet that she states "got darker after the carpets dried". She included for proof an invoice totaling $650 that indicated the carpet had been replaced. When I challenged her on that she sent me photos of the allegedly new carpet and a long argument about how fair she was being. It was interesting that in the photo she sent the carpet still had the marks from the shampooer.

I have filed a complaint with the CA Bureau of Real Estate and will also be filing a complaint with the BBB. Save yourself from the stress; run away fast from this company.

I have been renting from this company for over 6 years now. They have been quick to respond to any of my issues. Rent increases are normal with end of lease and neighborhood prices. I have no complaints.
