If you have the option, don’t rent from JWL.
If you do, just accept that they will take half or more of the security deposit regardless of how well you maintain or clean the residence.

I have rented from JWL twice now.
BOTH times they have taken more than what was necessary from the security deposit after thoroughly cleaning and making sure the property was left better than we arrived. The first time they returned $200 out of a $750 deposit for not moving the stove and sweeping. (They did not give us a move out list or chance to clean it) (also tried to say that it was for a carpet cleaning service, which is illegal to charge tenant’s security deposit for anyway)
The second time, we moved out a month early and they were able to find a new tenant and pro-rate us back 300 out of 1350 rent back. (For being there 20/30 days of the month)
And for the security deposit they kept $470 out of $1350.
240 for cleaning, 240 for maintenance.
When asked, the maintenance cited was a toilet seat cover. And the cleaning was done by a 3rd party and that was their flat rate.

Lied about doing apartment renovations to get us to move. The apartment we lived in was 85 degrees even with the heat off.

We know our whole deposit will be taken from us over damages that were part of our rental until when we moved in. We have a cracked window that they said they would fix and a year later it’s still broken and cracked. Previous tenants damaged the doors and left stickers on the windows and mirrors, but I know we will be blamed for it.

They also DO NOT enforce their leases at all. The Fairbanks office workers are horrid people and hostile. The told me they don’t accept people with bankruptcy, but then I had a friend ask and they said they do. So they also lie as well. I hope someone sues them someday. JWL needs to be shut down.

They care more about money than their tenants. These greedy women at JWL are absolute leeches. So sweet when you move in and helpful and then the longer you are tenants with them, the more they ignore you and refuse to resolve issues. We had a neighbor who smoked in the building and Jwl knew who it was but refused to do anything about it for 7 months, despite the smell and smoke getting into our unit through wall vents and us having proof and all they did for those months was send out no smoking in building emails. That didn’t fix the issue. They love to drag out problems that tenants have just so they don’t lose anyone and their precious rent money.

They got rid of the one worker they had who solved problems quickly and cared about residents and now if you mention his name to them they get nervous. This company knows they are not doing the right thing and can’t even acknowledge their failings. Quality landlords admit mistakes, change how they behave and put tenants needs first.

The office in Fairbanks is not managed properly. The Viking apartments that they have been contracted with.has been ripping some of the most loyal tenants of 30 years off to cover their losses. They do not do as advertised. Horrible at customer service and never return phone calls
. Need to have their real-estate ethics reviewed. Beware when dealing with them. To much to list. One star is to much credit to give them. I challenge the owner of this business to.come yp.with a fair settlement. Get in touch with me and settle this robbery of this loyal tenants now. They literally stole $1000 from a disabled and disadvantaged female who honestly tried to make matters correct. She was correct in all her business dealing and jwl has no right to that money. What they have done is illegal and immoral. Taking advantage of her every time they could.

My experience as a tenant of JWL Property rentals has been absolutely fantastic. I feel the price for my rental was very fair. Each and every time I had a maintenance request, it was handled promptly, and any and all issues were fixed. I love JWL!

They falsely accuse people of lease violations, fine them. And then when the person defends their position like any adult person would/should they evict them from the property. So, steer clear of properties managed by this company they don't use evidence to back up their accused lease violations and charge people hundreds of dollars based on hearsay. Unprofessional and greedy. I wish I could give a 0 star review they deserve it.

When we first moved in JWL was very nice and responded very quickly to requests made by us. As time went on, issues dragged on longer than needed and it was often difficult to get ahold of someone to help us. During the moving out process, things were more difficult than they needed to be. We left our apartment in good condition and cleaner than how it was when we moved in. Despite all that they proceeded to take over 75% of our deposit with no good explanation for the charges we were supposedly on the hook for. We got charged $100 for a singular light bulb replacement for example. If possible, avoid living in an any property owned by JWL at all costs. The worst management I’ve ever dealt with in any apartment complex across the US.

There is TERRIBLE customer service. My heater was broken for an about 2 weeks. They dropped off a space heater a week after saying they would. Requested a mail key in the portal 10 days prior to coming in. Called the office not once but twice before coming in to pick it up. Came in and was told to come in next week because they don’t have a copy. You literally had 10 days to do so and I called twice and came in on the day they told me to come in and it’s still not ready. I have work orders from when January 1st that have yet to be fixed and it is currently February 16. Worst company ever.

JWL does a good job of keeping us informed and taking care of the property they manage for us. I think they would be excellent at managing actual rental properties. Ours is our home that we needed to rent out while we were working out of state, so our expectations differ from an owner whose primary goal is to generate revenue. JWL far better than our previous big name property manager in the area.
