STAY AWAY FROM GOLDEN CITIES PROPERTIES.
I applied at his property Sycamore Ridge in Vista on a Saturday. Left a check for an app fee and “holding fee” of $400. Pretty steep. The leasing agent that I was dealing with was off on Sundays, which technically isn’t a “business day.” I decided Monday that I no longer wanted to move there. On Monday they REFUSED to give me my money back. Even though they hadn’t even run my application or credit . There was no approval or denial. They just kept saying “oh it’s a 24 hr window.” THIS IS ROBBERY. Now after reading the reviews I can see that this place and their management is all about money and pretty much taking everything that they can take from people. I moved across the country here and I am currently living in a hotel until my place is ready, which is why I rushed to get my $400 back. These people are heartless and crooks. I would never apply here or tell someone to rent here. You just don’t do things like this to people. California consumer law is you have 3 business days right to recend or cancel an agreement. THERE WAS NO SIGNED LEASING AGREEMENT. NOR WAS THERE AN APPROVED OR DECLINED decision made. How can you keep someone’s money when you haven’t even told them if they’ve been approved for the property? Should I have sat around for 3 more days and twiddled my thumbs? So much for compassion. This owner clearly likes to find loopholes within the law.

I have been renting from K.F. Stephens Inc. for over 3 years now I have never had a negative experience. I know our rent is fair and I love the beach house we live in. When somethings breaks in the house there is someone out to fix it within a day or so, we've never had a problem getting something repaired. I was surprised to see so many negative reviews that I felt compelled to share my experience as a happy tenant.

Do not rent from these people. They will steal your deposit!! You won't get it back! He has his own company doing the work and charges way above what he should! Then pockets the money! Sad how much money he has stolen from our military.

I strongly suggest you shop around. This apartment complex is named Diamond Pointe. Look up "Diamond Pointe Apartments" and you will see my review for this complex.
