Investors beware! I have used Kay properties twice in the last four years. Our first investment is distributing payments regularly although the return is lower than expected.
However the last DST we invested in, is being managed by Durham DST Internacional, the property has a fixed loan for five years at 2% it consists a 280 units located in Houston and built in 2022. Investors have put up around 50% of the purchase price. I am not an expert and relied on the broker that should have vetted and analyzed the offering, it looked solid on paper and my family invested the proceeds of an exchange around $525k. The return started at $ 1600 monthly for a few months, later it dropped to $1200 for a few more months. I Had a gut feeling we were getting scammed. In May 2024 they informed us that the storm had caused a black out for a week and they had some other issues, therefore they would stop distributions to investors for two months. That was the start, we have received zero payments for the last 8 months. The units have 96% occupancy, the management is basically telling us that the anticipated rent increase have not materialized and additionally the trust had to contribute $600000 to float the property. They resumed payments this February we got $600. This is a disastrous investment. I have owned and managed rental properties for thirty years and the failure of this property is non excusable. If you are thinking of investment in DST think twice. There is no guarantee you will ever see your capital again nor returns. They are collecting millions and we have no control of how it is spent. You could be wasting your lifetime retirement income. Nobody wishes to be involved in legal actions, however we need to consult law firms to bring some type of lawsuit and audit the books.

Several years ago, my son mentioned to a running partner that his 70-year-old retired professor mother had a rent house that she no longer wanted to make needed repairs on or manage. His friend told him about DSTs and suggested I contact Alex at Kay Properties. Two years later and now the property has been sold and I’ve acquired a DST and expect to start receiving income soon.
