I am moving out this summer. I have lived at Clachan Properties for the last 4 years. It has been SUCH a great experience. Mia has been such a great property manager. She is very responsive, caring, and makes sure any issues are resolved. I had car issues and she was accommodating on having a rental car and worked with me to be in accordance with the lease. The property has great staff that continually try and make the place updated, safe, and clean. Great location for VCU students. I hope other first time Richmonders can call T&E Properties home.

I hired KRS to find a tenant and manage my condo in 2024. At first I was optimistic about them - loved that they sent a property manager out in person to see my unit, give feedback, and to meet my point of contact face to face. It went downhill as soon as the unit hit the rental market.

Weeks stretched to months and they had very little interest from potential renters despite being certain it would move fast. I understand that no one has a crystal ball, but one or two suggestions, they had no plan or further ideas for how to get it rented. No different marketing tactics, no plan for dropping the price. It turns out it was priced too high and they had no idea their comps were inaccurate. I hired them to be the experts and ended up getting zero urgency or creativity as I lost money week after week.

Fortunately, they released me from my contract with no penalty. They may be fine property managers if you already have a tenant, but I’ll never know. Two full months of lost income and blank stares from them. Would not recommend for owners.
