I had an amazing experience working with Jonathan the leasing agent at Lotus Property Management. He was incredibly hands-on, attentive, and provided individualized service throughout the entire process. From facilitating the viewing, loan approval to after the sale, he went above and beyond to make everything as easy as possible. Jonathan even allowed himself to be conferenced to a call and personally helping me set up utilities. Even when I called him Jason 3 times on a call he didn't correct me, are call me out, he just went with it, which to me showed the ultimate in professionalism and humility. Having the composure to put my needs first like that sold me on him. His upbeat and helpful attitude made the process easy. I was impressed by his willingness to travel multiple times from Arcadia to Long Beach on short notice to assist with the rental. The convenience of completing documents and payments online saved so much time, Jonathan followed up promptly, within the same day or at the latest 24 hours. I really do feel like I will get the same level of service post sale as a tenant as I did during leasing,, when I decide to clog the sink (or whatever). Highly recommend!

Ruben is a great building manager. My partner and I live at Verdugo Village. Anytime my partner and I have needed help, he’s come through without fail. Lotus is a solid management company. I just had to leave my Glendale apartment after 4 years and the move out process was seamless. If there was ever an issue (rare) the property manager, Ruben, was always on top of it and responsive (even late at night!). He is one of the most hardworking property managers I’ve ever worked with and his communication is great. Thank you Lotus and Ruben for a great rental experience.

Ruben Covarrubias needs to be acknowledged for his pleasantness and professionalism. He was very accommodating when called in at the last minute to assist with my move-in. He was very patient and helpful during the entire process. You could tell his has been doing this type of work for a long time, he knows what he is talking about! Lotus Property Services started taking over our apartment complex this year, and they are very disappointing and have shady practices.

Before I got the info that Lotus Property Services will take over the management of my apartment complex, I already sent the check to the landlords directly and they have received the money because I have a habit to send the payment earlier so that the landlords can cash in the check on the first of each month, and that was the usual practices all the tenants here had to do.

More than 2 weeks ago, the landlords already notified Lotus Property Services that I already paid for the January 2025 rent, and also I wrote on the tenant info form that the January 2025 payment has been mailed directly to the landlords. However, to my surprise today, when Lotus Property Services created the account for all tenants in my apartment complex, I quickly login and I saw they indicated that I have not paid the January 2025 rent. I attached the screenshot here as a proof. To make it worse, their system will not let me pay for the February 2025 rent only. It asks me to pay both, January 2025 and February 2025 rents. I am totally disappointed by this new management. I always pay my rent on-time and never had any issues before Lotus Property Services took over. By the way, it is also very hard to get in touch with their staff that are assigned to manage my apartment complex. It seems like there is always no one there to pick up the calls.

It is so disappointing that my decent landlords had to hand in their apartments to be managed by Lotus Property Services.

I refuse to double pay my January 2025 rent, and if they don't fix it at all, I will look for a better apartment that is not managed by this shady Lotus Property Services.

I found a really nice apartment for someone in my family and the manager Ruben Covarrubias from Lotus property management was a pleasure to work with because he genuinely shows that he cares about the tenants. He made sure that the apartment was ready and that no stone was left unturned when it came to safety and the details of the apartment. I feel very happy that he will be the one taking care of property because when something needed to be done he took care of it right away. Thanks Ruben !
