I can't express enough how smooth and professional the team of Mark IV managed my property. They knew it was only for a limited time, yet they treated me like I was their most important high value client. Irene, Wendy, Kami and Steph... everyone there worked hard to take care of my tenants. Even the tenants were happy. I may regret self managing since they made it look very easy. Can't recommend them enough...

Horrible property management!

Had this damage for months from the January storm,

My pregnant wife and 3 kids under the age of 10 had to live like this for MONTHS!

Very unethical business practices and they will inflate the heck out of work to be done.

Once you give your deposit, only expect a few hundred back, if that.

They charged us $900 to replace 2 doors!

They charged us $175 for one partial drawer..

The apartments and homes they have are outdated and cause so much damage, while you’re paying thousands in rent.

Wish I could give zero stars. Worst property management. They have raised our fees many times, but can’t be bothered to take care of the properties. Such a sad waste of time and money. But now that I see all these other reviews I’m not sure how they’re still in business.

RUN!!
Mark IV MISmanaged my late father’s childhood home to the tune of $300k plus! They completely NEGLECTED even checking on the property for years!! They put the tenant in and then wanted to charge my elderly parents $3-5k to get the man out!
The tenant tore down the back fence and made a chicken coop,
kept his charcoal BBQ pit on the wood deck (which burnt a hole completely through it)
the walls had to be taken down to the studs bc of mold and the floor boards had to be ripped up from dog urine / damage. They allowed the tenant to rip out the buck stove from the workshop and completely dismantled. The tenant was allowed to rip out the swamp cooler and break both the washer and dryer. The deck has to completely be rebuilt along with the workshop, fencing and Home!
Our Dad wanted to move into his childhood home before he past away and was COMPLETELY robbed of the opportunity to live in his home or hometown! Pictures are attached.

The management team at Holiday House HOA has been incredibly disappointing. They have a practice of taking items from the common areas that they want and “throwing them away.” There are numerous personal items in the common areas that have been left untouched for a long time, yet for some inexplicable reason, my personal items were removed and discarded without any warning.

Their justification for not providing a warning was that they "didn't know who owned it." This is a poor excuse, as it wouldn’t require much effort to place a bright yellow or pink sticker on the items, giving the owner 24 to 72 hours to remove them. This would have been a considerate and practical solution. That is a 300$ item that has essentially been wrongfully taken (stolen) by the Mark 4 people.

Stephanie, in particular, has demonstrated a lack of respect for the residents' contributions to the HOA. Her behavior is mean, disrespectful, and unprofessional. It is clear that she lacks the common decency and people skills necessary for this role. The residents at Holiday House are not happy with her as the property manager. I strongly recommend that she either resign or undertake serious efforts to improve her interpersonal skills and approach to management.

Best rental agency I've worked with in a while. Spent the year in a town house offered by these wonderful people and everything was clean and ready. Always there to answer questions and very easy to work with. Will recommend/ use again if ever in the area again.

Just the worst! Not able to manage an insurance claim on their own so hired outsides services then, tried to charge the owner for their negligence. These people need to be held accountable!

Run away from these Scammers! If I could give negative stars I would. Buckle up, this one is a ride.
1. Every time my tenant emailed them (the only way he was allow to correspond with them) they NEVER contacted him to fix any issues. Only when I went over to get mail did he tell me he had an issue with the fridge which I fixed.
2. They NEVER answer the phone and leaving a voicemail is useless, they won't return your call.
3. Email? It gets responded to in a lengthy 5-7 business days.
4. The tenant asked them about a problem he was having with a lock they decided to RE-KEY THE ENTIRE HOUSE! They didn't ask us ahead of time and then tried to make us pay a $1000 bill for changing the locks and $75 per window for new screens - also unnecessary. They tried to convince me that they had made valuable upgrades to my house.
5. When I asked for the new keys to my house numerous times they were never returned. Instead they sent me the old keys to my house, I do not have current keys to my own house, thanks Mark IV!
6. When I called to ask them for my keys because I was locked out my own house I called and Irene was "busy" in a meeting and NEVER called me back that day. It's okay, I was thankfully able to inconvenience my tenant - great job Mark IV!
7. They messed up our bookkeeping for more than six months and even tried to hold our disbursement hostage when we wouldn't pay the $1000 scam fee.
8. Irene deals with complaints with indifference and disdain, as if this is not her job.
9. They currently manage the HOA for another property of ours and the HOA hasn't met via in person or Zoom since 2019 citing it is too hard to get five people together for a meeting.

In short, there HAS to be anyone better than these people to manage your property or HOA, run as far as possible away from them.
