They 🤥 lie to you. They don't keep there word. I don't know how they are in business. If you are thinking about using the Marshall Group please think twice. Because of them I lost over 7 thousand dollars of a property because I don't want to work with this then they promised us money for our keys and they weren't even there to do their part we drove all the way to Fort Smith on their promise and they weren't there to do their part and now they refused to keep their word and pay us. So please are thinking about this company think twice they do not keep their word at all.

Absolutely wonderful rental agency. In fact the entire time I've lived in Fort Smith (6 years) they are the only property manager I've used. Started with a duplex on Lexington and after a few years moved into a three-bedroom two-bath house on Jenny Lind both under their management. Maintenance issues are always dealt with in a timely manner, landlord is always very quick to respond and help out overall great company! Special shout out to Cathy for always helping us out with any issue that's popped up the whole time we've been with them!

I spoke with them and verified if I absolutely cleaned everything, made sure it was basically move in ready, that I'd get my full deposit.

Listen guys, I literally spackled the holes, swept the garage, mopped all the floors 2x, hand wiped the cabinets, and vacuumed upstairs 3x(it wasn't that dirty I just wanted to be responsible).

When we moved in there was obvious dog hair on the floor, you could tell a dog was locked into a room and the trim was badly patched with what looked like foam. We had 1 screen, 4 missing and there were maybe 5 total working light bulbs(ignoring the recessed led ones since led is king....except for the shower one...but you get the point). The sliding door screen track was broken, there were cracks in the tile of the bathroom and huge heat leaks from the attic. The place was built within the last 7 years or so...just cheaply.

Oddly enough, at one point in time, some people were scheduled to come into my apartment. They said it was on the condition that they were apparently selling the duplex and they needed to do some sort of inspection. During this process they asked if I had any issues and said they would mark them down so they could be fixed. I wasn't being removed from the building or anything. The owners were just flip-flopping or a management or something.

However, I told them all of the above issues that I had(video recording). Without telling me it also seemed like one of them was recording inside of my place. I say it seemed like that because it was very odd the way they were holding their phone the entire time they were in my unit. I don't think there was any ill intent. However if that did occur I question why I was not informed..... As that is absolutely illegal. Now, maybe that didn't happen so I'm not going to point fingers but just know my feelings on the matter.

Either way, 85% of the issues went unfixed throughout my lease. They answered one time on a call about pest control and fixed the bathroom light. That was it.

I spent 2 days cleaning the place and patching walls(a substantial improvement from the condition it was in on move in considering all the dog hair and other things). The only things left in the wall were a few screws for curtains that can be reused as most people will hang them anyways.

Then I get the refund and the "receipt"? They removed $250 for some sort of cleaning/move in ready fee.

So I spent money cleaning the place, buying filters, and light bulbs when I moved in....just to pay a standard typical charge(that I asked about getting the full amount back) of $250.

There was no itemized receipt nor services listed...and no one to answer the phones(as usual).

At least an explanation, empathize with me a bit and tell me why I shouldn't feel like I've been robbed. It honestly feels like an automatic charge so why not detail that from the beginning? If the state of my place was not up to par with the full refund on move out then I don't know what the hell is.

Worst place ever!!!!!!!! Every time we got ready to give them money down and rent they rented the places from underneath us…. Erin bad and Cathy bad bad 800 credit score money up front gonna make sure everyone knows this…..

Jessica has been BY FAR the best property manager I have ever had. She’s communicative, compassionate, and stands by her word. I’ve rented many places and I’ve never had a property manager take care of any problem, big or small, the very same day. I almost left the property before Marshals took over, but after being introduced to jessica I decided to stay. Almost 2 years later and I not only have a property manager, but a friend. I’ve not had a single complaint about this management company to be honest. Anytime things need to be communicated it is done so in a timely manner and sent to all tenants. I really feel Jessica truly cares about my needs as a tenant and as a person. I will sadly be moving soon and am already missing such a great management company. 💜

Cheri is an absolute hack. She talks to tenants as if they’re 4 years old and owe her respect. She’s a disgusting excuse for a property manager and she never follows through with anything pertaining to getting something fixed inside your unit nor follows through with any egress requests. Cheri is a horrible example of a professional property manager. Oh and don’t let her fool you that she’s a landlord. SHES NOT. I used public records to contact the owner of my unit. Hopefully this lights a fire under her to humble herself and be lucky she hasn’t crossed the wrong unstable person to humble her themselves
